Dining room wall painting
OK.. I know its not going to be for everyone but, this is a popular dining room colour choice in Europe. I like the colour, PJ was skeptical but now thinks its great. K.Pot thinks we are mad, but he thought that before anyway!!
... remember, Mae Daeng wooden flooring to come, wooden dining table / chairs to come, white or off-white curtains to come. and pictures, plants etc to come.
Its what you put in the room that pulls it all together no one lives in a bare room, right!!?
So... presenting our dining room.
Looking from the dining room out into the lower hall
Looking into the dining room from the front garden
The 2 walls. Remember 2 of the walls are mainly those huge folding doors

AC fitment
In addition to paining, the boys have also got those electricians fixing up the AC units.
Here's the first four, now in place...
Bedroom 2
Main living room
Office
Hmmm.......what's it called ? Bordello Red ?
More like a bedroom colour I would have thought, but probably best to reserve judgement until we see the finished room with all the accessories.
Steady on, TP...
Continues to come along nicely.
Bit slow, huh?
Cheers!

^One of your idea tables above is similar to one of my tables I made few months ago:

You have a talent that I wish I had. That table (and your kitchen) are fabulous.

I like the red, my missus has a few times in our time together painted a wall a bright clour and I thought "no way" but it worked and looked great.
Make sure you post a picture of the final product i.e. the room when it is completed and furnished.
As for the build going slow that is what happens when all the large pieces are done and the finicky bits are left. It results in not being able to see much progress but the wotrk is being done. Also most builders would have more than one project on the go at any one time so they want to complete the big front end parts of the build asap so they get the cash coming in.
If I was ever stupid enough to get involved in building another place I would structure the payment so that the finishing of was much more important and resulted in a larger portion of the profit to the builder. I would actually structure the payments such that the builder would be paid for his expenditure on materials, because they are what costs him the money up front and the "profit" part what be end weighted to try and ensure more focus on the completion more. I think BiP has done it this way in his build.
Cheers
As I said, perhaps best to wait until finished and we can see it with all the accessories.....candles on the table, set for a formal dinner, with a fire burning, while your ancestor looks down from his big gilt edged frame. Sounds like the perfect English manor

At least it’s not pink![]()
I would have loved a fireplace, but I think that one is a 'bridge to far', Mike ....
Have to settle for the fire pit
I'm not sure about BiP' build, but for us. K.Pot gave us the initial contract price, and I then divided the work into stages.
Stage payment was an equal sum, and paid only on COMPLETION of the stage (i.e in arrears). Therefore, incentive was built in to encourage completion. The stage completion had to be agreed and both parties sign off before the stage cash was provided.
The first stage, piling and slab was paid equally even though the work was relatively cheap, to give him a little working capital for those ongoing purchases.
The killer clause I included was the retention to be paid 6 weeks AFTER agreed completion to allow for snag list rectifications.
This had a 3- fold effect.
1. it was a large chunk of his profit
2. he only got it once the completion was AGREED and the snagging list was rectified and the time had expired - minimum 6 weeks no matter what, but could extend if snags not fixed.
3. he had an incentive to close out even the last, small work at the same quality to avoid snags which might ultimately delay that last retention payment
That's how we did it, anyway....
Sala steps
ok...another update. we had the sala built some time back and he kept coming back to it when there was a bit of spare time.
Here's the latest...
How it was the last time he worked on it
He squared them up, fixed the corner strips and tiled the treads....
Now, he's been back through, tiling the risers, and creating that bottom step
Just need the painter back to tidy up the seating, etc....

In reply to post #2069, are you happy with how it has or is working?
I thought I detected a bit of frustration/impatience on the fact that it seems to be going slowly now it is getting toward the end.
From what you have said re the contract I think you have nailed it.
Cheers
Hi ootai..
Thanks for the posting.
Yes...I can look at it 2 ways.
Good to go faster, house finished, we can start kitting it out with furniture etc and making the finished house into a home. but...
Good to go a bit slower for security reasons - someone on site, because we will not be moving straight into it yet anyway. I am still working on the Dubai Museum of the Future project, and PJ doesn't want to move in without me (doing it together, an'all -sweet). add in the elder daughter will be in that block of learning leading to the first set of exams (i think similar to GCSE?), so i do not want her to move mid term.
....but also Good to go a bit faster to keep all the TD followers happy with lots of progress and pictures -i noticed a tail off in comment mainly because a tail off in activity!
....but... Good to go slower because.. i have to find the money to pay for it all. In addition to this project I am about to take delivery of 10 apartments in Quezon City, PH and a final payment has to be found to complete the turn over. Then they have to be fitted out before i can rent them for...income!!
so.. slower yes, faster.. yes..
For contract I am sure the work will not be held up unnecessarily because he is only holding up his own payments!
General round up of other activity
A few shots of some of the smaller activity...
Rubbing down the balcony handrail ready for finishing
Got to fill the screw holes too!
In case you missed it from the AC fitment...the office colour is cornflower blue pastel

When I saw this colour, I thought he had it wrong - far too strong... should be a pastel yellow
Luckily it was the cameraman's phone saturating the color
This is what the outside colour should end up like
