They know the score, and by then they'll know that you do, to.     This will simply underline that This is Thailand and consequently the landlord will do things the "Thai way"

    Forget what is written in any agreement. The landlord can make life absolute hell while you argue over the terms of the contract.

    I cannot believe this debate is still going on.

    If there was a Rental/ Lease agreement signed both parties are bound to it and one of the more important clauses covers repairs and maintenance responsibilities.

    As the goodwill has been broken and personal conflict is evident I would suggest that Chitown gives the regulation notice to vacate the premises and according to the terms of the contract.

    If she unfairly withholds any security deposits then she is breaking the law and then his wife can take action accordingly.

    As Sabang. No need to pay rent for as many months as the the deposit is worth. Standard practice in Cambodia.

    Too late for that.

    The first non payment will mean a letter from her solicitor as he then has broken the contract.

    For those that think that the legal system here does not protect farangs are wrong, anyway I expect that Chi's wife signed the agreement so it is between 2 Thais.

    Do not try to attempt anything shifty as it will blown up in your face.

    If you are covered by a contract stick with the terms of that contract.

    If you do end up having to leave, consider this (you won't need a heating duct- just a warm spot in the house):

    Milk Chicken Bomb:


    a truly vile surprise. heres how it works. first, take a glass jar (must be glass). make sure its got big enough of an opening to accept a leg or breast of chicken. next, get uncooked chicken parts and milk. it helps if the milk has alredy gone bad. combine milk and chicken in the glass jar until you cant fit anymore and its about to overflow. next, tightly secure the top onto the glass jar. now, discretely place the bomb in the heating ducts of a home or apartment. this is most effective after getting evicted or you catch your gurlfriend cheating on you. the next step is to simply wait. it may take time, so be patient. what happens is after repeated exposure to heat and pressure, the glass will eventually break or the top will pop off. if you can only find a rather thick jar you may want to poke a small hole into the top to ensure the smell gets released. after this happens, the most vile stench is released throughout the home, creating a constant unbareable smell that only gets worse every time the heat goes on. milk chicken bombs, when made and dispensed properly, have been known to make a home unliveable.

    That's the beauty of it- it takes days/weeks to become effective- any after-rental stuff will be over by then.

    Actually the best quote I've ever heard was on Thai Visa from a Thai guy who is an attorney and also a citizen of the USA: "The Thais know exactly what they are doing-and they don't care!"

    He was slamming a poster for making a slightly critical comment about Thailand but think about it, its really true, the locals just don't care. Many figure that farangs are a dime a dozen, so why not get all you can out of the one you have your sights on, then find a new sucker and do it again. I'm not suggesting that the OP is a sucker and I don't blame him for being pissed off.

    Thers is a lot to like about Thailand and then there is the stuff we don't like. I only see it getting worse and not better

    If you're breaking a lease, then the landlord has the right to hang on to the deposit- but frankly thats even more reason not to pay the last months rent if he hasn't performed, because you'll never see the deposit back anyway. It's not worth their while pursuing this- especially after you let it be known you will countersue them for violating the terms of the Lease, and for much more than one months rent!

    I've seen similar things to this, such as the "upper decker" and everything else as my parents ran apartments in Cali and Arizona when I was growing up.. it was no fun discovering them, especially when you were the one having to pick them up because your parents gave you a summer job

She told her that she is not happy about even being asked and has the feeling that it is time to look for another place. The landlord asked us to please stay as long as we like.

    One problem with Thailand is that if a Thai loses face they spend a lifetime planning their revenge.

    I expect the landlord will find a way of getting the ThB 7,000, even if it means a mysterious break-in.
