You need it to get many things and did back then.....did not need it for immigration...its a thai thingy
Point is....you can get your building permit after it is built if you want......

Conversely have your wife put the word out you're looking for land in some one buffalo village up in Nakhon Nowhere and thai people will come out of the woodwork with deals too good to pass up.

How about a real price ?
A cleared plot in a busy village. Right on a sealed bitumen road and 30 metres from a minimart .
100 metres from buses to Big C . Power . Water . Legal to build on .
The plot is 0.4 rai and he's refusing offers of 400 000 as he is hanging out for 450 000.
Then again not far away ...... a strip along a riverfront . 0.3 rai . 60 000 Baht .
Undoubtedly illegal to build on it but at 60 000 you could afford a fishing/reading/solitariness mancave and enjoy it for a long time before you MIGHT have to take it down.

Hi Betty . It's worth bearing in mind that we were looking elsewhere at a large piece of land and somebody told somebody .
So clearly we looked a good prospect and must have funds.
Which made them approach us with the riverfront strip for 60 000.
Perhaps if we had shown less interest - and if I was Thai - it might have been more like 40 000.
Which is still a rate of 135 000 for one rai of fairly useless ( but very pretty ) waterfront land.

^ yeah, as we all know, it's just easier to stay well clear and let the Thais sort it out. I didn't set foot in a government office and very rarely on the land (3 times in about 10 years?) until the house was built, so the costs were, I think..., relatively local Thai rates.
135,000 isn't a lot for a nice bit of land if you consider it a month's wages or so? Blimey, Thailand is cheap!(not apples with apples as I'm thinking a month's wages in Oman to buy land in Thailand - was about 3 months wages in Thailand; crap wages for me there...)

In all my working life --- after taxes and other deductions --- I never cleared much above 50 000 Baht .
But yes .... even 60 000 for unbuildable riverfront seems cheap .
The river is lovely . I used to jump in there all the time .
The Thais didn't .

100/150k is quite cheap, dependind where and what obviously.......we paid 500k several years ago for a very nice block

^ good link; the missus bought a couple of apartments off one of those bank sites, and the prices were so cheap that the land office wouldn't accept changing the documents into her name without a special letter from the bank saying it was all kosher!
Neverna is correct, there are usually signs saying ขายที่ดิน (Land for sale) plastered up on land you drive past. Often times it's at the closest store posted on a light pole or something. Some say มีโฉนด (have land title).
Via the internet this is how you find land for sale;
ขายที่ดินสระแก้ว <- Land for Sale Sa Kaeo, plug the thai into Google
This was the first hit returned;

I don't know anything about those sites but they return a fair number of hits per search.
As a rule I'd stay off the sites in english.. Here in Bangkok I've found apartments on english language sites and the exact same listing on a thai language site with totally different prices for the same apartment. The foreign price and the thai price.

Just let it be known, in the area where you wish to settle, that a farang wishes to purchase some land and stand back. Always someone selling land and always a local agent looking for buyers.
