Thread: Land prices Sa Kaeo, Prachinburi, Saraburi

Hello all, I have decided to build a house in Thailand, I have a Thai wife and our Daughter. I have been looking near Klong Hat, Sa Kaeo, Saraburi. I am being told 70,000-100,000 baht per Rai and since ASEAN is coming, the whole World is going to move to Thailand etc. so now land is worth a fortune. My wifes good and bad family live in that area but I don't want to be too close to them. I would really like 5-10 Rai with mostly trees and green, actually I am open to anywhere in Thailand that seems somewhat safe, near at least some decent town to get normal groceries and building supplies and also has a decent School for the little one. Any input on price in this area and also different areas of Thailand would be grateful, but just not too far from Bangkok.

Also, I have been searching the forum and it is time consuming, is there a good source to learn normal and reasonable prices on building products and labor cost's!

This is the land of rumours , It was a rumour that they was opening an Immigration office in Soi 6 just out side of Ban Kruat , that was almost 4 years ago , we are still waiting

OP, you won't get residential land for that price, probably crown rice land.
Thais will say no problem, no one cares etc, but and it's a big but, build without planing permission and one person complains, your house comes down.

If it's rice land or farm land, you can build a workers hut, not a house, people do, but it only takes one pissed of Thai to complain.

Another point is title, if it's crown land and you build on it, they can take the land back.
Be very careful, don't believe one word you are told.

You can rent a really nice unfurnished house here for 5000 baht a month , and even if you build one its never yours anyway, so what's the difference? , for any one to come here without any real former experience Of Thailand and Thai's in general I would have thought as you advised Nige was the best bet by far , to just dive in head first could well end up with a financial fractured skull .

I forgot, Thailand, the land of doom and gloom, naive Foreigners come here and didn't figure the Thai's out when they first arrived and got extorted for "50 Baht for Airport fee, must pay" and then constantly having to remind and direct the taxi driver playing ignorant and taking the long way, missing exits, soi's. People make poor decisions and blame it all on the Thai's, if you get dooped by them, more power to them and your ignorance, funny how that works. The best saying I have ever heard is "Check to see if the gun is loaded before you put it to your head and pull the trigger" And every street vendor gets angry when they see you and think they are more clever than us and ask crazy prices, or any Thai lady who thinks because she smiled at you, her money troubles are over and she bagged the big fish.

This forum is full of people who have built huge houses, I see Foreigners and Thai's that have built houses all over Thailand and I haven't heard of anyone bulldozing their house down. But, I have heard of foolish Foreigners spending their last dime trying to keep a greedy, hot young bar girl by throwing money at her, getting suckered into supporting the lazy family and when the ATM breaks, off she goes to the next one!

Now back to the post, I wasn't asking if I should build a house in Thailand or not build a house in Thailand, I was asking for basic ranges for land cost, materials and labor, all of which I have a fair idea what is reasonable.

In Chiang Mai we paid B300,000 per rai for freehold land, that was 5 years ago. Price is still pretty much the same there and, in my experience, that's pretty much the going rate throughout Thailand for any freehold land.

The areas you have given are quite far apart: Sa Kaeo, Prachinburi, Saraburi, from the Cambodian border to close(ish) to Bkk; thus land prices will vary quite widely. Close to main roads with proper deeds to build a house might be 200,000+ whereas a bit of low quality farmland, far from roads might be 50,000? The only land I've bought is in a province next to Saraburi (equally close to Bkk), and you'd be struggling to get land to build a house within say 10 mins drive of a main road for less than 100,000. 5 rai around Saraburi with trees and proper deeds for building a house must be 1 million+; although I'm guessing from when I lived in Saraburi nearly 10 years ago - it was expensive then; lots of resorts and nice places in Saraburi, so prices are quite high.

I'd be interested to hear from folks who have bought land in that area to see what they paid and for what location, land type, etc. I remember when I heard of some land at that time going for about 70,000 per rai, just farm land, not close to a road, a couple of Thais I worked with and mentioned it to were very keen to buy the land unseen...

The glass is always half empty right? Please feed the Troll!! Actually I met a sweet girl in the bar last night, she said it was her first day, never go with farang. She have 10 Rai land for me free only need take care famileeeeee! sorry, he left that one wide open, some people have just been here way too long!

Thanks I am getting an idea of reality and I guess I have lived in 1 bedroom apartments and have gotten used to the size so I think I will keep my risk of loss to a minimum and build a small house to see how things go. I figure if I moved back to the US, divorce, child support etc would be way more than what I could lose here, I do agree when dealing with the Thai's, keep your eyes wide open!

Also, how do most people find land other than the internet or all the people who want to sell land they probably have no rights to? I know in Bangkok, there are agents/brokers but really nothing reliable in these small towns that I could find so I need to explore that avenue and see what they come up with.

Land for sale is often advertised with a large sign by the road. Also look for empty land near new house builds. The land might be available to buy. Ask someone living nearby.

Neverna is correct, there are usually signs saying ขายที่ดิน (Land for sale) plastered up on land you drive past. Often times it's at the closest store posted on a light pole or something. Some say มีโฉนด (have land title).

Via the internet this is how you find land for sale;
ขายที่ดินสระแก้ว <- Land for Sale Sa Kaeo, plug the thai into Google

have you wife put the parameters in.

I don't know anything about those sites but they return a fair number of hits per search.

As a rule I'd stay off the sites in english.. Here in Bangkok I've found apartments on english language sites and the exact same listing on a thai language site with totally different prices for the same apartment. The foreign price and the thai price.

I doubt they'd ask for that. Last time I was in those fields they wanted more than double for stuff in the sticks.

Even triple.
B300,000 - B350,000 seems to be the going price[s] for everyday working land - not close to highly populated areas, not for commercial use, etc....

You might want to look at that one again, they knock down loads of illegal buildings, rows of shop houses, homes on crown farmland etc.
You need planing permission and legal titles, from the land office most of the time, inside village boundaries,un surveyed land bit different.

If not legal you take a chance, crown farm land, not used for 3 years can be reclaimed by the land office and given to others.

Planing permission can not be back dated, go cheap and it's a gamble,

About 40km from where I live there was an English guy who built a house on his MiL's land. He and the wife split up and she went off back to work in Pattaya. The MiL wanted 400,000 Baht for him to have access to the house. He bulldozed it. True story.

Got to love the chancers, was thinking of putting our car parking area back of the house, small dammed river there. Wife's uncle has a dirt tract back of his shop to a rice thrashing shed, next is our yard.
He wants to sell me access, tell him to f off, not his land, it's crown land, river frontage.
They try it on, some times they win, best so far, bought a small block in the village on the river. Had ducks there for awhile, few years back had that coconut Bligh down south, 10 Baht a coconut here.
They planted the trees, so the nuts were theirs, worth a try I guess.

Planning permission can be back dated...we built a house and then 3 years later or so wanted to get the official address....cannot without build permit......ok...how do we get that now....just draw a plan of the house and submit it.......ok.....200baht later all done and address got

Permission from who, village, tessaban, amphor, district or province, BKK ,maybe.
Or some guy who gave a bit of paper, for a few Baht.

I have some land for if you interested......6mil per rai but.....will take 5 for quick sale

In our town I buy up a lot of land for little. People visit my wife when they're in need of money and we buy their land. Last week we got 1,5 rai for 25.000 and that was next to the river.

A little closer to the big city (Surin) on a prime location next to the road they ask a lot more. I heard prices like 500.000+ and multi millions for a bigger plot.

What's your definition of 'freehold'. Basically it's either Sor Por Kor or Chanote. Chanote is all singing and dancing title and the best way to go IMO. With Sor Por Kor land you don't own the land you just have a right to farm it. Failing to farm it can result in the Crown taking it back. May be the reason why Thais farm land and don't earn an income from it? They're just biding their time in the hope it becomes Chanote. Jusy my take on it.
