    I don't suppose you ever really know if your landlord or landlady is a decent human being until you move out. Is general wear and tear taken into consideration, and if not - what are the best ways to avoid losing your deposit to a greedy old mare on the basis that the walls aren't as white as they were in 2007?

    Take pictures when you move in and make sure that you have a "general wear and tear" clause written into the rental contract.

    Apart from those ideas it is then up too fair negotiation.

    Don't pay your telephone, UBC and water bills until you get your deposit refunded. Fair is Fair and good luck.

    My deposit is gonna be fucked. My dogs have scratched the shit out of the wooden floors, I broke one of the toilets when I was drunk, all the mossie gaurds on the windows are fucked, the curtains in the living room don't close anymore and the garden looks like shit.

    I have had my full deposit returned on every place I have ever rented. three apartments, two townhouses. Would be very surprised when I move where I am now, if it is not the same.

    Apart from a couple of hundred baht for a minor item, I've always got my deposit too. I guess it depends if you're a slob or not.

    It sounds worse than it is, I'm very good at making things apear normal when the landlord pays a visit. He hasn't noticed any of these things on any of his visits. Except the garden but he said he didn't mind that.

    ditto, never had a plobrem with deposits, accepting the usual 150-200 or whatever for cleaning even though the place would always be cleaner when I left than when I arrived.

    Never had a problem with tenants before. You expect some wear and tear but not willful damage.

    Had to trash a few mattresses though, and those left behind.

    God I feel light headed at the moment just thinking about it.

    Depending on how much deposit you paid I'd suggest getting some unemployed chaps to paint your walls for a few hundred baht + paint.

    Best thing I found though was not paying the last few months rent and power and dropping on them on at the last minute that they can use your deposit to cover outstanding costs .

    ^ Hmm, well - here one has just 4 days to pay the electric but the water bills are very relaxed. I have a 20,000 CAT Telecom bill that I have paid only 2,000 baht off thus far and she's pretty sharp withy the rent, always rings the morning of the first day of the month which is a sign of pure greed (other than the fact she's Thai) - maybe i'll get a Thai friend to ask her straight out -

    "Are you planning on keeping this guys 8,000 deposit? ...'Cause if so he'll give his spare key to the moto drivers and tell them there's free furniture to be had"

    Basically, if she's decent and honest then so shall I be.

    She won't be scampy, trash the place whilst you still have the keys, smash the windows, crayon all over the walls, soak the mattress in water and throw a few packets of seeds on it, you know it makes sense, fuk her before she fuks you

    Anyway, on the general point, never had a problem with an apartment deposit return When I moved last time it was a smooth as silk, with the cash being ready on the day of the move.

    Some people attract difficulties I guess.

    For me this is the first time I've paid a deposit, so somebody else has always dealt with it. My first 4 condo's were sorted by the respective company and this is the only time I've gone for a house. The real landlady lives in the states and her brother takes care of the house for her.

    She's been once to see me and was kind of a bitch, but I get a good deal coz there's one padlocked room that I'm not aloud into. It's full of budda statues and I'm basically there to make sure that someone is always there and they don't get robbed. (Don't worry I made them show me the room once before I moved in to make sure it wasn't stuffed with dead bodies)

    So for 20,000 a month I get a 5 bedroom house on a 1/4 rai, with 2 living rooms a dining room++ and a games room (no games though, it was the playstation and smoking room but it had no aircon) and its within a 5 min walk from the BTS. Sweet deal! She was actually happy that I've got dogs.

    I just hope I can get the deposit back coz it was two months rent.

    We're leaving our appartment in Oct so I'll see if our hard faced bit*ch of a landlady pays up the deposit.

    She charged the missus 20B one evening to let her back in after she locked herself out of the room, and never had a smile off her in 10 months of living here.

    I got locked in the toilet one night after the doorknob broke and whilst the handyman was trying to get me out, she asked him how did we break it, luckily he said it was a defective doorknob otherwise she would have charged us for it.

    Don't pay any more rent. Tell the landlady that she can take it out of your deposit.
