    deciphering thai accommodation conditions

Ok I'm looking at renting some accommodation in Thailand for a month. This is new to me, until now, I've been paying by the day for hotels.

Most places I've been looking at seem to want contracts signed for 3-6 months at a minimum. I'm guessing this is the norm.

However some places I've spotted have omitted this crap so maybe i can actually stay just one month.

Someone please decipher the following for me:

    Monthly Rate:
    - Air conditioned apartment 14,900 Baht/ month
    - Deposit 2 Month (as insurance)
    - Payment in advance for 1 month

I basically have to pay 3 months, to stay one month?

or... i have to pay 3 months, and get 2 months rent back at the end of my stay

or... i have to pay 1 month + 2 months (deposit) + payment in advance for the elusive extra month

I feel stupid asking this, but it seems it is the norm to write ambiguous confusing English for these apartment websites.

If the rent was 10,000 for example. You need to give 20,000 as a deposit and pay in advance your rent - 10,000. 30,000 would need to be handed over.

So yes, in theory you would get the 20,000 back when you move out but be careful as it can be rare to see a deposit returned.

Edit - Sorry I just noticed you mentioned the rent your looking at is 14,900b. So it would be 44,700 your handing over as you move in.

Yes. Are you sure there is no lease involved?

you can rent a hotel room by the month, usually at a "discounted" rate.

if you want a Condo look for short stay ones otherwise yes you will be paying 3 months, to stay one month and then trying to get the security bond back as it is called a lease and will be for 3/6/12 months.

standard here is 2 months deposit and 1 month up front. Reason they ask for 2 months deposit is that rents are very low and normally 1 months deposit won't even cover the TV (if you nick it )

Even if the ads don't state a minimum of 6 months /1 year I'm almost certain that will be the deal, and if you leave before then you will lose your 2 months deposit - sure.

Your best bet is just to get over here, book into a cheap hotel for a few days and then wonder round asking who will give you the best deal for 1 month paid upfront. Loads of places will be interested and you'll easily get a deal - on your terms - no deposit or contract.

Very. But my experience is only renting privately owned condos/houses.

If your only looking to rent for a month then i would agree with Albert shagmaster.

Have a look at a some hotels, and ask them if you can rent for the month for a discounted rate. You don't really need the ball ache of trapsing round looking for places if your only here for a month. Good luck

I suggest the Citadines Hotel (Soi 23) for your first few nights

2 Minutes from Soi Cowboy, and if you get a room at the front on the 2nd or 3rd floor you can take in the veritable plethora of cleavage on display at the 10 massage parlours below via the floor to ceiling windows. They have shit to cook with and a fridge and you can get the rooms cheap as chips via Agoda.com. New and pretty plush too.

    Thanks for suggestions!

I googled Baan Prontip and i've sent them an email asking about 1 month stays..

I was looking for something really nice with a jacuzzi and a roof top pool access for less than 20,000.. but i gave up after about an hour googleing

I mentioned this on here the other day

    Hi-Tec Tower,

    Ekkamai Soi 23.

You can get into the center in 10 minutes but its got a different feel to the tourist area. They have a pool on the roof and it's 500bt a day including breakfast.

That deal is for 6 months (i think) minimum.

Call them - don't be too nice say you're looking for a cheap deal and calling 5-6 places - what's the best deal they'll do.

They will probably say 8k - 10k (All in, - and don't forget that at 6k you have to pay for electricity on top - about 1500bt)

whatever they agree - get them to email it to you in writing and that's that.

Still treat yourself to a few nights at the Citadines though

And don't forget. It's cheap - and it ain't five star

It is absolutely acceptable though and you'll get a good insight to expat life here outside the tourist circus.
