    Registering a Lease/Usufruct

    I'm hoping to register a lease OR a Usufruct during our next visit to Thailand (Christmas).

    My concern is that I shall be in Thailand on a 30 day Vistor (Tourist) Visa.

    I would like to know if I can register a Lease OR Usufruct while holding a 30 Visitor Visa, or do I have to hold a Non Immigrant Visa?

    Anyone have any direct experience of this?

    Looking into this today.

    I think it is highly unlikely that you will be able to register a Usfruct on a 30-day tourist visa. I also believe you will face problems registering a lease agreement on a 30-day visa. However, registering a lease on a 30-day visa should be easier than registering a Usfruct.

    Overriding all of this, however, will be attitude of the official at the land office you vist on the day. Unfortunately, no one, least of all me, can tell you how a Thai government official will react to certain requests.

    Seriously, though. A friend of mine has been coming here on "entry without visa" for years and years. As far as I know he has never had even a 30 day visa. Yet he was able to buy a condo and open a bank account at HSBC.

    Are these just examples of "William's First Rule of Doing Business in Thailand"?

    buying a condo, at least in those days, may have got him an investment visa. To be 100% honest, I think registering a lease on a toursit visa could be doable if you could make a case that you visit Thailand regularly for holidays and this is your holiday home.

    A Usfruct, OTH, implies more permanence.

    Either way, I'm relaibly informed that "strictly speaking" neither should be doable on a 30-day tourist visa. And the ONLY thing I have learnt in Thailand is that there is no such thing as "strictly speaking" when one is dealing with a Thai government official

    If you are going to lease a property couldn't you also get a yellow Tambien Baan on the place to use for documentation so you don't have to worry about a non imm visa?

    Hi Bung

    Thetyim recently got a yellow Tambien Baan, so his practical knoweldge (and there really is no other type of knoweldge in Thailand) will be better than mine. However, by the book knoweldge would tell me you still need some form of long-term [Non-Imm] visa and the yellow Tambien Baan would not negate this requirement.
