    Cheap condos

    Hi ,
    I want to purchase one or two cheap (@ 120-150,000 B) condos and refit them for my own use and to rent out,
    Can I as a NON O visa holder buy these free hold or would it be better to have the wife buy them?
    I keep reading different things regarding 49% ownership etc, does this only count for million baht property ??...or ANY property.

    If you get one for that price I would be very suprised. Ifyou buy a condo in your name you buy the condo not the land and you buy the lease. Farangs can do this but they can not buy own land forthright. there are some loopholes but better to check with some one who ones a few condos.

    In any condominium block, only 49% of the units can be owned by a foreigner and they cannot be on the ground floor (possible 4th floor and up only). If this quota has already been reached, you can't have it in your own name.

    There have been problems with foreigners buying off plan and the total number of foreigners has exceeded 49% of the units, yet, the builder has told them all that it can be put in their name. It is then a case of first come, first served when the papers are registered. This shady practise is common in Pattaya.

    If a condo sells for 150K baht what would the maintance be? Now that is something I could throw away and wife not scream to bad. She wont come over but I would like a place of my own, What is cheapest place , that could be bought in Pattaya, which seems to be cheaper then other tourist places. Be better for future appreciation?? asking. Can a guy get one older 10 floors say. some crummy ones along river in Bangkok also, like them.20K dollars??
    Is Renting maybe the best , what can a high but l good location better then new bldg,
    which thais like?? All information welcome.

    I would be interested in buying in Pattaya in older bulding to keep costs down but in good location. What is a good price or bargain in Pattaya? Good potential there i Think? any information would be appreciated. thanks floyd

    I get slammed each and every day as a Thaiophile, but I can tell you one thing I would never consider buying a cheap Thai condo. Why? Too small at less than 30 sq meters at that price. Walls as thick as paper, Thai toilets, neighbors who are loud and cook in the hallways. It would be a living hell. My two cents worth anyway.

    I have a cheap fully furnished unit for 700,000 baht in Pattaya / Jomtien .

    It is on the 18th floor of a 19 story building and a corner unit w/ sea views - 32 sw meter

    That's interesting. I was aware of the 49% restriction but nothing of this 4th floor and up stuff.

You can buy a 28sqm2 condo for 250,000 baht and all your neighbours are uni students. Now my idea of hell aint living in the same building as 200 hot,uniformed, unmauled-by-sweaty-foreigners, prime Thai female specimens!

    As far as I am aware, there is no rule about having to be the fourth floor and above. There used to be a rule that the unit could not touch the ground/earth/dirt (whatever you want to call it), as that, for some bizarre reason, was seen as owning "land". However, as I understand it, that rule no longer applies under the Condominium Act.

    And therein lies the crux. Generally speaking, the difference between an apartment and a condominium in Thailand is that a Condo has been registered under the Condominium Act as a separate juristic entity, where all the rules etc apply (such as having a different management company), whereas an Apt has not. Another example, a Condo can have freehold title for units, an apt. cannot.

    If my information is still up-to-date, and it may well not be, a registered juristic entity under the Condo Act needs a minimum capitalisation. The size of the units the OP is talking of would make me believe (in fact I'm almost certain), the building is not registered under the Condo Act, thus are apts. In that case, different rules apply. For example, it will almost certainly involve a lease arrangement.

    There are significant and important differences between buying a condo and an apt. It is essential you know which you are buying. Moreover, because a unit is called a Condo does not mean it is a Condo under the law (although this practice is actually illegal, it is widely practised, as Condo sounds so much nicer than Apt.)

    I work at a big private uni here, and have done so for a long time. There is no way on earth I would want to live with the kids I teach. Loud is being polite. Teach sure but not live.

    ^that's nothing mate. Can you believe that there was serious discussion at one point in Thailand that a Condo with freehold title could not be sold to foreigners as this would violate the earth/air/space law - i.e., I own everything from the ground up?

    Ok.. I'm working now and considering my future, i can save the 5-10 grand needed to buy said condos in @ 2 years not a big stretch even for me on humble wages.
    Yes the condo's i'm interested in are those shipping container rooms that litter bkk.
    I did actually live in one for a few months and found it sparse but liveable.
    If you seach the bank websites you can find many for sale @100,000B for a 20+sqm apartment
    studio apartment in most major western cities are way smaller than these and 10 times as expensiveto rent.!! (london for example)
    I would upgrade the loo and put in a modern kitchen and bedroom unit.
    result ....sexy little man pad for college girl romps. yeah baby!!/
