    Question Very basic prices

    What do you thinck will be...by exemple on 5000 bahts m2 the % of work and material ? for something very simple but on 2 stories ! ?

    Don't think you could get a 2 story at 5,000baht per meter.

    Footings, columns, beams need to be stouter to support second story weight. Cost higher for extra cement and steel.

    agree, but less stell for roof ,tiles ect ect ! no ? so mean less weight ...no ?

    So if I say a two stories is 1.5 more expensive ! is that right ?

    and again please what are the % ? I want to buy (need)material by myself...

    All the building materials need to be lifted up to the second floor, this increases labour and time. There is no set percentage, you stick a 100,000baht jaccuzi in thats costing you 50,000baht per square meter, maybe 3,000baht in labour for installation.

    Sorry but I have say very basic material ...no jacusy or something ...if so i will never ask so question !

    cause English not my primary language..i will better say what are the % for work and material for a very basic house on 2 floors ?

    in fact a two story is the same cost per m2 as one story, only over two story should the price go up for extra labour. your build should cost 500 bt m2, but you'll never see it. if you get it for 7.5k per m2 you are on target. this is a basic house of course. theres a fool on here paid 14k per m2 for a fucking single story flat roofed extention. everyone thought it was great. lol i'd come out of retirement for that price.

    Pouring concrete onto dirt to make a floor is a lot easier than making a floor on the second story, form work, supports, base etc etc etc,.

    Formwork, 80 percent of this wood isn't needed for a single story house, whose going to pay for that, it doesn't just grow on trees you know, or at least you wouldn't think so the prices they charge for wood in Thailand.

    Wood...bambou can do also a lot of things ! i remember to have see one time that we can rent forms for pilar and other part of construction...cannot find any more where was...

    Problem is you are asking for answers to questions without being more specific on the house you have in mind. A "very basic, 2 story house" is subject to many interpretations.

    Post a picture or a link to one showing what you feel is a simple 2 story house so your questions can be answered with some accuracy.

    well I was not asking if it's possible to do ! i was asking how much % is the work and material on a 4000 bahts m2 !

    I was waiting something like the work is 30 % or 25 or 50 % ...!...

    Because I want to buy material myself for a 152 m2 basic house and get the work done separatly ..so by exemple and again only exemple if a builder say 1800 bahts by m2 for the work how much will be for the material (like again for example ) with ciment blocks (40x20x7) syntethic roof...ect ect very simple

    only the house...i have already the windows doors bathrooms kitchen ac...

    i know is not easy, by other way if it was easy i will not need help from experiment people like you are..

    25% for labor is what I paid to build a 200 m2 bungalow. Labor team experienced building western style (quality) houses. Materials (roofing, flooring, doors, windows, etc.) were relatively expensive so % labor for your house may be higher.

    My idea is to build something basic that i can live inside the quicker possible , and make the house nicer with the time (and money)

    well u got my answer. wether u buy materials or not single story or not, 7.5k bt will be a good price. there are so many scams in the building game, if ur not in on it you'll get scamed. fuck all your fancy corner cutting just go for the m2 price, one evident scam being run by dd it seems is extra dosh for extra floor, if u aint happy with the quote get another builder, not dd tho.
