Construction prices here are typically around 15-20k pr. sq.m. depending of materials etc. - high-end luxury more, something like 40-70k pr. sq.m.
    It used to be that if you were not to bothered about the design of your house you could go to the planning office look at all the plans submitted and passed and if you came across one you liked you could buy a copy with the full planning permission. I do not know if that is still the case

    Usually the architect keeps the Cd of the plans and has the rights

    Someone once told me that you can go to your local planning office and go through all the plans that have been passed and if you find what you like you can buy the plans with permission to build for a very reasonable cost. If that is true and your not to fussy using plans already submitted and passed that sounds like a good deal. There is another way and that is to get approved plans for Thai houses from the government at no cost they are free
