    Do you remember the rendering you did for me? I've added another bedroom and I'm going to change the roof a wee bit. Do you fancy having another crack at it?

    I see I have some new neighbours
    How about this roof

    For point of reference the upper deck will be about 8ft wide
    I now see it is a good idea to have about 1m of it sticking out from the house to protect the lower windows
    I am not to keen on the wall beside the stairs
    The dock looks nice, but due to building codes it can not look permenant
    If the house is to be built straight up from the retaining wall (an other code says it is supposed to be back a certain amount, but at this point I am assuming there will be a way around it) The house will be at least 1m+ higher than high tide. I am thinking of a small floating dock, but at low tide it could be as much as 4m lower than the top of the wall, and I have not thought of a way to easily get down to it. Maybe if I see the dock in, I will be able to figure something out.

    thats the problem with the deck, if its a floating pontoon then you may have a nasty fall when you go to walk onto it.

    FLAT loof much nicer....ditch the pitched loof if you have the tiniest bit of taste in your body.

    unfortuneately yes,

    Your shed roof seem to be the favorite by far. How about trying a slight variation of sloaping it down again approximately where the deck starts, if you know what I mean.

    I am assuming it's not hard to change the roof at this point. I was thinking having the peak part back at the start of the deck, and a little more slope, maybe 20 degree

    issues with having a large overhand and large angle:
    1.reduce the sunlight and view due to larger angle.
    2.larger overhang may need some type of support.
    3. angle and overhang is more prone to cracking at the 'peak' causing leaks,cancer etc.

    ^hey mate, no problems, its your building, im just helping, if you really want a pitched roof then i can continue with that, its up to you.

    have now got to a position where i need some direction from you as to what you want.i can only advise if it can be done, other will advise what they think of it.
    no point in me continuing along one train of thought if its not what you need, or imagined.

    It is looking great so far. I wish I could keep the dock the way you have it, but due to regulations it has to be small and not look permanent. It should be about one meter below the bottom of the house
    The water and trees really make it nice.

    ok danblack i get the idea now, im thinking of keeping the decking and pushing the house back to make the decking level with the retaining wall,then either having fixed steps or floating pontoon.
    fixed steps (pic 1)will be cheapest option.boat will be moored alongside retaining wall.

    Another great idea. You even thought of putting in a handrail
    I hope it is not a problem with the integrity of the retaining wall, maybe it will have to be thicker
    Can you make the stairs a little less wide, like 2ft insted of 3ft and also stretch them along the front of the house a bit
    I would still like the house to come straight up from the inside of the stairs. My thought was not to have anybody able to walk in front of the house so you could keep the bedroom curtains open if you wanted. It would also give you a sence of being right on the water
