    I would strongly recommend you move to CM and rent for at least 1 full year before you consider building there. The annual Cane field burning causes very bad Smoke Pollution in the cooler months from Jan to March. I think you are better to build somewhere like Khon Kaen, Udon or rural Pattaya. I just spent 2 months in those area in Thailand, from Oct 15 to Dec 15, 2015. The daily temperature was 35 C with 80% humidity. Very uncomfortable. It was at least 30 C all thru the nights. Only the Mae Hong Song Area had comfortable temperatures.

    Good Advice, however it would appear some what too late , I have a good friend in CM who I am in daily contact with , he's been living there since Feb 2015 ,Only a couple of days ago he informed me his wife and him are leaving as he does not want to go through 3 months of hardly being able to breathe again , thankfully he's only renting so no problems , they are off to Prachup Khirri Kan to breath some clean air he said this video may give an indication what its like up there in CM

    I see , so the smoke from the burning rice straw at the hottest time of the year in Chang Mai is far less toxic then?

    Seems rather well planned. I do hope all goes well for you Mr Robert. I could not help but to think of a new handle for the project. I do find Swisschi tasty although you may find holes in that logic. Good luck with it . No pun intended. It looks first class all the way.

    I can't really picture a home's layout from a two dimension plan . So I have to make it a bit 3 Dimensional and that helps.



    ..... and this place is HUGE !

    That room at bottom left - your Office/TV Room - is 37 and a half sq metres ! Just on its own .

    In Pattaya they sell whole studio units that are 28 sq metres !!!

    It's a very big house !

    Too late now,but some guys seem to get carried away,build mansions in Issan for 15M,
    or big houses in rural areas,never thinking if anything goes wrong,and so much can
    quickly go wrong here,how are they going to sell it,the majority of Thais don't want to
    live that far away from their work,or the towns,so you will have to find another stupid
    Farang,who has just gotten off the plane,hooked up last week with his soul mate,and
    thinks the house is cheap,as he is comparing UK,USA, European prices.

    To do it on leased land,here,must be a no no,you have to be prepared to take a big
    risk,and walk away if things go pear shaped,
    I have a friend who is building a house out in the rice fields,difficult access from narrow road,he has spend 15 million,so far,outside done nothing inside,honestly
    I dont think he could sell at even 5 M,if he had too,maybe hoping civilization moves
    out to him in next 20 years.

    If people building houses feared all the time what might , possibly , maybe perhaps might go wrong then we would all be living in the shittiest , cheapest little heaps .

    So that we don't lose too much money when it all goes wrong .

    I'd LOVE such spaciousness !!!!!
