    Why build in a city? Chiang Mai like all populated Thai towns has an overabundance of no zone businesses that crop up adjacent to your 8 million dollar bungalow, or the constant banging on of music boxes, smells from cooking, burning piles of rubbish, and the assorted druggies and deadbeats.

    Pretty costly that land you're speculating on as well. Up north the property is getting expensive but can be had at 100 to 125,000 baht per rai. clean air, beautiful scenery and no shop opening next door with shit scattered everywhere.

    Chiang Mai is good if you are a city dweller...

    No matter which builder you choose be sure to see several examples of what they have built because the quality you see is what you will get.

    Not too many people at PD House speak English. If you want to contact them by e-mail, drop me a PM and I will send you the e-mail of who I've been dealing with lately. She's usually very responsive, as compared to others at PD House.

    That, or have your sweety call them, so they can chatter away in Thai.

    i have to make a lot of landscaping
    will that be the same company that does the construction?

    PD House just builds the house. I don't think they will do landscaping, although I'm sure it could be negotiated (they will probably just sub it out to someone else). However, I think it would be cheaper if you use another party to do the landscaping.

    A lease or rental property is pretty insecure. How long is your lease? With whom did you lease it from. What kind of title do the owners have on the property? Why didn't you buy using your wife, assuming she's Thai?

    Leased or rented land can easily be reclaimed by unscrupulous Thai owners. Read the building and legal threads here for information regarding rental or leased property.

    Nice looking layout, interesting overall landscaping and use of land. Looking forward to the build. Good luck.

    For that kind of house I would at a minimum get a lifetime usufruct on the land...

    And move the henhouse farther away from the main house... trust me...

    and it is all done with a lawyer
