Spacious. Remember thais build in squares, anything bigger than 4 x 4 will have a column in it.

this is 42 sq meters with a western bath. It cost 250k baht to build. On your budget you should have to trouble, if you forget the idea of a western finish.

Also, your thread title. It's not really "urgent" is it.
Urgent is "I need a blood donor cause I just hit my foot with an axe and am bleeding out" or
"Does anybody here know this Somchai walking up our path with a cane cutter in one hand and a half empty lao khao bottle in the other?" or
"I really need to know if I should call a third raise with a set of jacks on the river with 4 still in the pot and a suited and connected board because there's only like 20 seconds left on the clock."
"i'm thinking of building the in laws a house" just doesn't cut it.

I live north of Chiang Mai. Not including land we have one cottage just built 200m up the road, cute and complete with outside kitchen for 300k all inclusive.
There is another house being built 2 villages up - 2 storey / 12 posts for 270k labour only. That include the standard blockwork fence. The house is rendered brick.
I have no interest in either construction. The builder is currently working for me and his son on the 2 storey.
Now what you put in these place makes all the difference. Style of bathroom, kitchen etc.
Most (not all) of the posts in reply to these questions are usually negative and based on mongers thoughts of gated community prices.
Plus the usual who have trouble spelling Thailand never mind living and building here.

Temporary digs until I build our house. The Auntie had it built early this year.
Hardwood floor and pillars, gyprock interior, sherawood exterior.

And probably rightly so. With Farangs tend to come all kinds of non-standard requests that eat up time.

depends on what the in-laws want, or are used to

    agreed, should be fine
