An absolutely massive ... 1 rai HL (+ a little bit cant remember that part).
....but watch this space as I resurrect 'obtaining' the mango plot'!
I knew it might come my way if I sat it out.
She wanted to sell. I wanted to buy.... all good so far.
Then, egged on by a local land agent (he sold ours to us, and yes i haggled him down too), those farang money signs started rolling round in her eyes and the price became ridiculous.
So...she sat there and now I'm talking about getting the dividing wall started (which would end my interest in her bit), shes come to her senses.
This is the plot covered in mango trees, remember!?
She's agreed my final offer, the offer i made 3 months ago, but i pay the land office costs. (so suddenly I'm buying the land for 150,000.... it could happen, right!?)
best thing was.. she blew Mr. Land-Vendor out of the water and he's out of the deal totally, no pay-day for him.

OK.. the red plot.... that's where TD towers is currently being built.
See the blue plot to the left? that's Lady Mango's pride 'n' joy... soon to be mine. lol wait til we get the wall up n start felling some trees!
On the right is another plot (outlined in yellow) I was interested in but it was bought for 500,000 by a lady sitting in the OrBorTor's office. She raised her land at the same time as me and using the same 'contractor - the orBorTor himself! But she did not work out her levels properly and the top end of hers (the bit of the plot furthest right) is not really raised at all. The road slopes down right to left in this picture and from bottom to top. She got permission for a small 2-bed home on the plot - we made sure with the OBT - no shop no disco no bar etc. but she never built anything. She's obviously been watching us building and thought she might 'persuade' us to buy it off her - for a million! yes shes looking for 1,000,000 THB ...hahahah dream on love... 650K tops.
And finally, the plot outlined in green is also ours - just over 2.6 rai and currently with rubber trees. we are considering a mini resort here in the future

TBH I'm not that bothered about plot yellow, Norton . It's small and shes in cuckoo land if she thinks I'm paying 1M for it.
It can sit empty for a while no odds to me. I will keep in with Messers OBT and Ek, in the land OBT office and make sure nothing outrageous gets permission. Then when shes on her knees with it, I will pop in with ... 500k.. what she paid. lol
We bought the big plot 4 years ago, we had the TD towers plot for the home, so the only new purchase is 'Mango-land', which makes sense - enlarges our home plot, and stops anyone building on that side of us. we will pinch a bit of the mango plot to make a decent car parking area - that was always my plan if and when we got it - which we now have!
The only other thing PJ wants is a lake... wish there was one nearby to our plots....!

Time to insulate that roof.
Of course, we all know the heat that can build up in a roof void.
And once there, radiating down through the ceilings into the rooms below.
So, K.Pot is taking steps, under my contract requirements to keep the void cool.
Part of it is venting in the gable ends to allow airflow which will flush warmer air out through convection and the airflow itself when there is a breeze, and the other is reflective roof insulation.

Here you can also see hes starting on the gable end vents.
Oh, and he wants to do a second insulation layer above the room ceilings as well.
Ceiling hangers - ground floor
K.Pot is cracking on in a lot of different areas now.
He's finished the roof, hes on with the gable ends, hes making a start on the exterior wall detail (more later) and now ceiling hangers.
Here's some of the ground floor activity, which he is doing right now:
I see you have great roof cavity air circulation venting which keeps that area a lot cooler but I would not put any insulation directing on top of the ceiling panels.
I have used this process before and it works not only as an insulator but as a waterproof membrane. Roof tiles may crack and leak after some time and this insulation stops any leaks.

And don't forget to put strong rust proof meshing on the inside of the venting louvres otherwise you will have nests of birds in your roof cavity within weeks.

Good call for the bird protection... I will drop K. Pot a line on that. I want to keep the bugs out too (ha-ha,who doesn't?!) so maybe a micro mesh?
I have heard both sides of the call for ceiling - top insulation. K.pot does it on most of his other builds and no complaints so far (he says) so at this stage, I'm keen to maximise heat exclusion from the living areas.
lol...He's built one of those roofs that don't leak so I'm hopeful....

Make sure that the meshing is super strong as these birds really go at the meshing to gain access and to build their nests.
I have had some real problems with this over the years with birds blocking drains with nests and shit even though I covered areas with meshing that the birds tore apart.

Humm, my humble take is ...
The call for 6 " of insulation is silly (Norts, you posted before I did). If you are going to be an igloo with triple glazing, every door/window closed
24/7 and not other Thai stayers (they leave everything open) then the 6 " might, I say might, help you.
So, some questions, and my apologies if you answered it before.
The roof insulation (against the tiles), already installed, is it a simple 'single layer foil saking', 'foil saking with a sandwiched bubble rap', or
'foil saking with a layer of fibreglass insulation'?
Are you going for ceiling tiles or a completely dry wall/gyprocked ceiling?
Will the windows/doors be open during the day?
