Thai Mansion 2: This one is also about 3 rai. Not really pretty but huge front garden. A lot of nice cars and I can only see employees walking the dogs, looks empty.

My house is very average and need to be repainted. Very modest. I am moving out soon anyhow.

Now, I really like that one but it's huge. It's actually a complex. The land is about 9 Rai and at current valuation this is a 250 mil baht house. Huge garden. A few nice SUV (fortuner, Lexus), nothing fancy. You never see who live there.

Actually, the ones you've posted are a bit too close to the road/street/soi whatever, for me...

Are you sure it is nine rai, its close to the road in front and you describe a narrow garden in the back. One rai is 400 tarang wah. Nine rai if very very big. My neighbor has a huge garden with a fountain and cirular drive way put he is not even one rai but 374 tarung wah. Includes his putting green and 30 meter chipping range.

^ well it's a mooban and the road is huge and mostly empty (1 car every 30 min) so it's every quiet.

Gotta trust you but the land would be worth a shit load, one rai at 30,000 baht a wah= 12 million baht x 9 = 108 million baht for the land. 30 thousand is quite low for bangkok and cleared and filled land like that. My Mu Ban in Don Muang is 35,000 baht a wah. I have 115 and its expensive!!

In the mooban land is about 45,000 baht a sq wa

so 1 Rai = 18 million

My house is very normal and modest and still it's valued at 17 million which I agree it's totally overpriced and a poor bargain in terms of ROI when you can only rent it for less than 50k a month

and then there is maintenance

Most of the big houses in this mooban are indeed between 100m to 200m

This is when you realized that this is totally overpriced. Almost the prices of a hollywood mansion or a Bel Air mansion without the glamour. Most of these houses should be selling for less than 50 million incl. Land

It's not the house that are expensive (less than 20 million to build) it's the stupid land

They are some very nice homes. How much would one of these actually cost to build with all fittings, I was thinking of the material cost.

I have noticed that there seem to be two ways to build a bome. First with a construction Company, the other you contract a builder and you pay their time but pay for the materials seperately.

Ok this land is for sale, it's about 5 Rai (about half the land of the nice house above). Cheap. Only 90 MILLIONS BAHT !!!!

Nope. Self enclosed village off of a mid soi on Sukumvit, 80 houses of which 20 rent for 120,000+, there are about 6 left for sale. 18 to 41 million, all on at least 300 wah , houses over 400sq mt. Secure is not the word for it. 3 have pools. Good job of development.
