There is no problem with non-Thais buying condos and owning them 100%, be it ground floor or not, as long as at least 51% of the units in the building are Thai owned. Some ground floor units may be designated as commercial units - for shops, businesses, launderette etc, which still offer no barrier for full legal non-Thai ownership, but I doubt that's what you're trying to get at.

Ok. I accept that. Only purchased land in Lao. This is what I have heard about the obstacles of investing. In 97 I think.it was me and a mate flew from the Philippines to Thailand and saw that the global financial crisis which occurred in 96 had decimated the thai real estate market. We inspected some fantastic properties that were going for a song. The Thais had lost there ass. My mate bought one in pattaya and never looked back. I was sure tempted but had just been laid off from my Philippine gig and faced an uncertain future. Ok happy to be corrected.

Have been to Singapore a few times in the last couple of years and it is quite the lovely place. Clean, great food, and just a fine place to live IF you could afford it. It is bloody expensive so not a good choice for a retiree, but still, it will call you back.

I got bored of Singapore after a few weeks. I need the rural life! I liked Malaysia more than Thailand, but the g/f was married. Thailand offers rural simplicity with the attraction of Bangkok.
