could take 10 years and courts can still return property to original owner after sale leaving you to pay all expenses,which are made to legal dep tax office,vat, from your payments and getting what remains back can take as long, if ever,as all parties involved have to sign, if they want to,if not bad luck, never get back unless you up to more expense, but then big problem as alien can not own land in thai. Remember buyer beware,but auction in thai,run for the hills

I was talking to an American gentleman the other day who insists his name is on the tabien baan and that if his missus splits, the house is his.

yes can but not land it sits on, so unless you can stay put, a problem or have a strong back. i wonder if gentleman has access agreement to house. Like all things in thai, nothing is as it seems.always tread carefully,and trust only your own judgement, or if you can find one an honest lawyer.![]()
latest development is that the judge has directed the legal execution department to auction the property and account to me for the agreed split of proceeds plus interest plus monthly payment for each month 's delay
my lawyer thinks it may be finished by end of year
