    ^ I've always said "treat Thailand like a weekend in Vegas" - never invest more than you are willing to lose. Once you spend money in Thailand - consider it gone. If you happen to derive a few years, even a lifetime, of fun and benefit from it - then you've done very well. Otherwise, keep everything that is important to you outside Thailand and rent, rent, rent...

    I too am wanting to lease my land. I am waiting for the Chanote, the people have been around already to check it out. It is at Nor Sor Gor at the moment.

    Have any of the people here who have done it could recommend a lawyer or point us in the right direction?

    Is it really that hard to do?

    Could a local Thai lawyer do it or would we need an expat service so it would be in plain English? I'm thinking a local lawyer could help at the land office as well.

    I have a Tambien Baan, would that help?

    Who to talk to??

    ^so long as it is a reputible local lawyer, they should be able to do it for you. If possible, asking around your neighbourhood and see if any names keep coming up. Don't use someone you don't know.

    Also, best to try and keep the lawyer local, as they'll know the officers in the Land Department better.

    In theory, there really isn't such a thing as a "specialist" real estate lawyer in Thailand. There are those who know their stuff and those who don't. But it is not like in the West where you can have whole firms dedicated just to real estate. That doesn;t happen here.

    We do know a local guy, I will talk to him about it.

    Now I just need to wait for the Chanote......

    Aparently there is a way to speed things up......

    Yes, I have felt like I have had to give certain "favours" in the past and am trying to tie things up before I get it there again!

    I take a different view - Use an out of town lawyer to write up the lease and a local lawyer to help you with the registration.

    Likewise with land purchase advice.

    There is no way I'd trust a local Thai lawyer to get early information of a business deal I wanted to do.

    sorry Itchy, on that point I agree with you. My remarks were meant in relation to dealing with the "local" authorities, rather than the advice per se. For advice you should be willing to pay. For formalities it's not such a biggie - IMO
