"Profit, Smily, Thailand" now that is quite a fitting slogan.
Compared to quite a few neighboring countries like Indonesia or Philippines, Thailand at least gives some incentive to foreign investment.
You do not pay corporate taxes for 8 years when your project is approved and further investment in the same project, can get approved for another 8 years.
You also can buy land if you're BOI approved.
And if you add to that the low cost of manpower, it makes any investment pretty "cheap" here compared to other Asian countries.
Why do you think Toyota, the best managed company in this world in terms of costs control, has huge manufacturing facilities in Thailand?

There's a nicely laid out Board of Investment office in Huey Kwang in Bangkok. It shares the same building as the cheesy looking sign for getting an instant work permit. The people sit in the work permit office much like the immigrants back home waiting in line for their welfare checks.

I have my work permit through BOI and you dont have to check out every three months with it just check in at local immigration. At the end of the year I wont have to leave the country to extend another year either. There are all kinds of different tax breaks depending on what kind of company you are and also what area it is located in. If you are in the industrial zone in Lamphun for example you get all of the breaks and at higher margins.
