    You may ask, how much was that to build?

    My wife has been busy over the last 6 months building a house for a friend of ours.

    The land size is just over 200 wah and the house floor area is 306 square metres.

    She recently finished the build and our friend is quite satisfied at the quality and her overall investment.

    This is the front view of the house and although I don't like the rood pitch she loves it.




    When we laid out the house floor plan on the property we tried to achieve the desired result regarding the sun path and also not cramming the house on the land. Privacy is another issue and I would of put in a solid electric gate but she wanted the gate open.

    Yes the gate is actuated by an electric motor using a remote control.

    Plenty of more trees and shrubs to go in and the pool is 1.4 metres at the shallow end and i.8 metres at the deep end.

    Dark floors, dark cabinet and dark patterns in the curtains in a white house? Clearly this is NO interior designer.

    The darkness ruined this house in my opinion. White is light and airy and opens up the interior. This to me is just horrible. The dark floors are a disaster.

    The outside wall does not go at all with the style of the house. This looks about as cheap as a wall can get. With all the different designed custom blocks in Thailand surely something could have been here

    But to be honest, this is not ever going to make Architectural Digest like all your piping suggests.

    Take alook at other homes in that price range and you might be shocked what you can do in Thailand for 11.9 million

    Location in Pattaya jacks the price up for labor ridiculously high so you end up with a US $400,000 house (11.9 milllion thb) that looks like a $60,000 house in the USA.

    And just because labor cost more in Pattaya does not mean it is better quality, it is just more expensive. Quality construction does NOT need to cost that much if you know what you are doing and where to find the quality builders.

    Here is a grand Thai house, less in price than the house you are showing, although not in Pattaya.

    Extremely large in ground mirror pool with separate pool house

    This is an example of what you can do with that kind of money in Thailand.

    This house sits on a golf course with magnificent views, wildlife, etc. with a huge lot, manicured lawn, etc.






    How where would you really want to put your 11,000,000 thb?

    It is indeed a matter of taste and everyone is entitled to their own. I like the look that was achieved as it is has contrast yet balance at the same time. Light colored floors have never thrilled me, and although your example is darker than I would have selected, I would enjoy living there. If you like it, or you don't like it, you are right!

    ya when we built our kitchen we discussed overhead cabinets and decided they are pointless in Thailand. Thai people are too short to reach anything in them lol. we opted for wrap-around windows instead.

    nice looking house. i suppose the arched hallway entrance is my favorite feature. rare to see that finish in Thailand. they favor square corners.

    Good question. As we only used the best quality berger paint and didn't cut it with heaps of water as they normally do we expect it will be at least 5 years before we have to do touch ups.

    All the furniture was hand made including the dining table, lounge, beds and most of the other furniture and fittings you will be seeing.

    I rate the furniture quality as good enough but not perfect as my wife was under some strict instructions with regard to pricing and overall investment.

    The house layout is as follows: Dining/ Kitchen area, Loung/ Rumpus Room with guest toilet and shower, seperate main hall with 2 bedrooms with ensuites and a maids room leading of that passage-way, 1 master bedrooms with loung area, master bathroom and walk-in robe.

    On the outside of the house we have a garden shower, seperate laundry and pool pump room.

    All in all the layout is very good.

    Not really to my taste either but the product is targeted at the retiree coming from Europe.

    That is the critical thing about building these type of houses that you intend to put up for sale.

    You have to target a particular market and then remain as neutral as possible regarding your own personal taste.

    As I believe I think she has already sold the house or at least has taken a deposit and within a week of finishing it.

    SEA TRAVELER's wife extends congratulations to ST's wife on a job well done. She especially likes the wood work trim at the top of the interior walls where they meet the ceiling. She is interested in doing the same at our Villa. How about a PM with recommendation of per meter cost of labor and materials for that effort and, if the contractor that did that work would be interested in coming down our way to do same throughout the whole interior of the house. I have a few other small projects that the contractor may be interested in as well. Standing by.

    I'm guessing that the question about the white paint had to do with the white getting dirty more quickly rather than the longevity of the paint staying on the walls before beginning to peal, fade, or otherwise need repainting.

    I knew I should not have shown the wife these pictures... she's getting all kind of ideas now for how we can implement some of the things she liked into our place. Thanks tons Mr. & Mrs LT...

    The large master bedroom has a common lounge, ensuite bathroom and a walk-in robe which I am quite proud of.

    The front cabinet acts as a false wall with the robe built behind it and as bellow.
