labour costing extravaganza

Hi there we are in the process of buying wood house to disassemble and move to our land, where we then hope to build back exactly as the house was originally. The wife has asked the man transporting for a labour quote, he passed us onto someone he knew and he said............

30 days
10 men
220,000 badt

This is purely putting up wood house no concrete apart from pilla

I am slightly confused by this as it seems high, if i break it down by the day it works out to 7,333 badt a day. Which if you have 10 men still seems extravagant. Is this price right and im being a tight arse, or is it as i suspect way over the top???

We are awaiting more quotes, which seem to be coming in lower at 170,000 badt but i still think for digging holes for pillar foundation and then building a wood house putting it together ( and nothing else like bathroom etc, this seems high)?

When I built my house we paid the labourers 250 p/day and the foreman 500 p/day which was a few years ago now. I'm guessing but I would think 300-350 p/day and 600-700 p/day would be a fair price.

As well as considering price it's also very important that your misses meets the builders and gets to view their previous houses and speaks to people they did the work for, before agreeing to anything. It's one thing to get a cheap builder another to spend the same amount again repairing all the mistakes they made.

intersting house; what are you doing re the windows: appear to be same frames as ours but ours have three wooden shutters under the small top windows.

Can't comment on the labour costs, our building all being done bit-by-bit and separate contractors. Though I found out yesterday the tiler is also an electrician. Wow. He's been the best contractor yet, well for tiling/concreting anyway, let's see how he goes on the wiring.

What is the height under the house? I'm 187cm and constantly stooped having hit so many floor beams, and same with house inside doors which ar 180cm.

7333.33/10 men=733.33 per man per day

But you also say that the home is being disassembled and transported to your property.

How far away? They don't get their fuel for free.

I completely agree, me and the missus will be out to see there work etc and get to grips with builder and build a rapport before we start. You are indeed right i dont mind paying a bit more to get a good workforce, but the above mentioned prices seem steep!!!! Thanks for your comments...

Yes, the house is really nice, Big thick Beams, Posts and a really nice colour with some some great detailing. We will keep the side Louvre windows but replace the plastic frame for wood and the middle part will become shutters that open out at the bottom (more traditional).

The house is 190 cm (i believe), without pillar extension, but thats what we will do nice round concrete base pillars to raise them up to a height of about 2.2 meters. This will be followd by a slab and nice big tiles.

The price of the house includes disassemble and delivery to land, so this price is negligible for the builder. The builder does live in another province (150km) but once they are here they stay...so i cant see it being anything like that.

Its unlikely that each of the 10 men would be payed an equal share of 733 thats double the cost of any other lacky, the cost i had in mind was 9 x 400 = 3600 and 1000 for foreman comes to 4600 a day x 30 days

= 138,000

plus concrete maybe depending on whether we buy or they do but, this seems more relevant.

At the moment there is no bathroom to be fitted no wiring to be done, just some plumbing in and building the house back to its former glory????
