    If I might make one other suggestion. Be very certain that there is plenty of deck drains installed not just numbers but size, in that enclosed pool courtyard as well as a decent rise on the house foundation (I would suggest at least 6" based on the amount of rain that can fall here) as you may wake up with your swimming pool in your bedroom one morning if not, and your living room and your guest bedroom, I think you get the idea..

    Most especially if you have plants around it that can block drains with leaves etc.. Just my experienced observation..And absolutely gutter the interior roof ledge..

    Thanks for that - I spoke with the architect when I first saw the plans - there's gonna be large diameter piping within the walls - which are 40cm thick (should mean the place won't fall down). I hope this'll do the trick. The beams are supposed to be able to support 18 storeys - this bloke likes his concrete.

    As soon as the building consent comes through. I'm playing it by the book because of its location near a sensitive "royal" building. Hopefully within the next month or so all being well.

    Zavier... I'm referring to the deck drains in the court yard area around the pool, not anything with in the walls or concern about any collapsing but rather flooding in a heavy rain..Especially since the rendering shows only some double doors in the center of the entry..And not unfettered open access...

    The rise I was referring to is the height of step up from the court yard deck to the house floor recommended being 6" or approx. 16cm to prevent water from encroaching into your house..

    Finally got consent last week...hooray! Paid 30% of build cost to architect up front to be getting on with. Start building within a week, I've got some pics of plot I'll upload next week when back in UK.

    Off to BKK tomorrow to look at kitchens. Thonglor looks too expensive so looking at commercial kitchen suppliers to get kitchen like you find in posh modern restaurants where the kitchen's open to the dining room. The architect wants to do alot of it in concrete.....mmmmm. See what I can find tomorrow before I head back to UK to make sure I still got the money to pay for it all.

    Opted for a "japanese" garden out back which involves some great big bloody tree and three enormous boulders. The rest of it will be gravel. Totally sterile so should keep bugs away.

    I hope he is totally trustworthy!! Make sure there is someone around to oversee the building besides him, otherwise you may end up with a building that is not as you expected

    ^ I agree. I'm using an expat project manager who I've worked with previously in UK to oversee works and progress. The architect has several projects on the go at any given time, from pucker houses to condo projects. I asked around and the feedback has been mostly good with the exception of one former client, who, the according to the jungle drums, wouldn't be happy with anything that would look out of place in Ongar Road, Essex.

    Comes a point when I just had to suck it and see.

    ^taken this morning! I arrived back in UK this morning to find they've started. Cute idea with the spirit house, shame I wasn't there to see it all start happening.

    The land next door has got a bloody great hole in it which people have used to sh*t in. We're helping the owner out by using our spoil to fill in the hole.

    Will look at buying plot next door in any case. Would like to build a cluster of high quality bungalows with small private pools for short/long term rental. Want to see how this one comes along first.

    Day 2 - they've already dug out plot and marked it out. They don't waste time these thai uilders, I'm impressed!

    Thanks. It's taken ages to get to this stage. I've tried playing it as safe as possible on tenure, design, waiting for permission etc.

    Design means it should be a great home + give my parents an apartment annexe to use too. I'm doing interior to hit rental market. There isn't (as far as I can see) a really smart villa with good private pool available for short term rental in this area. Not relying on it, but it would be great if it could wash its face when I'm not using it.

    I'm having to push the boat out on choice of materials etc. Marble for pool, 40 cm walls and stuff like that. Saw so many cheaply built places with 10 or 20 cm walls that I figured may be worth taking the concept of "uber cool pad" as far as I could. The architect seems keen to showcase what he can do. I've left alot of conceptual stuff at his total discretion, with our input limited to number of rooms and use of space only.

    ^ workers' accomodation. Seems they camp on the land for the duration of the build. Wish they'd do that in UK. My lot expect me to pay B and Bs for them.
