Hi TD, got to do the 50 posts thing first. Was intending to do it today but got disrupted and had to make a trip to the homesite 70 klms north of here. However did manage to spend more time on your thread this afternoon, now up to page 44. Still enjoying. BTW, will be doing a quick trip to Abu Dhabi next week. - BiP
Hi docmartin, I'll share with you the origin of my handle which I've been using on quite a number of forums/sites for almost a decade now. I moved to live and work in Singapore in 2009 and wanted a handle to hide behind. I'd just read in the Australian press that the suburb I lived in on the Central Coast north of Sydney had been voted as Australia's bogan capital. For those of you unfamiliar with bogan, think rednecks. I was quite chuffed that my thongs/flip flops and tracky dacks trips to the local shopping centre may have helped get the suburb voted up. So Bogan was in. But I needed more and early in my stay at Singapore I was not in love with it at all. I decided it was like a parasite, could not live without help of others, could not build itself, feed or water itself and did not help others. Put them togather and I had BoganInParasite. After Singapore I ended up in Dubai for three years and it still worked. Perhaps less so when I moved to the USA in 2016. So I'm still happy with it and while I'll sign off posts with BiP I'm quite happy to also be addressed as Bogan. - BiP
Well I've spent a tedious morning today accruing my 50 posts and now apparently have the ability to post attachments. Below is a photo of our land taken on the day we first saw it in mid-February 2018. Photo is taken from the road and the view is to the north. Our land is in Nan province approximately five kilometers east of Pua.

This is a photo from yesterday showing the current state of the build. Over the coming days I'll undertake several posts to show the progressive construction to this point. This is the ninth week of the build, really happy with the work and progress.
This is the layout of the house. It is 13m x 10m, so 260 sqm in total. We've gone for a simple design with clean lines. The goal is to maximize access to the views to the north. The wind/breeze here is predominantly from the south so we'll use the double front entrance doors on level 1, the big window on level 2 and the sliding doors on both levels to encourage airflow. The four bedrooms will have split system aircons and each bathroom will have an exhaust fan. The western style kitchen is being supplied and fitted via HomePro in Phrae and features an island bench, electric oven, gas cooktop and strong hob.
Level 1 has the master bedroom/retreat with WIR & ensuite, small guest bedroom with ensuite, dining, laundry alcove, kitchen (western style) and covered deck.
Level 2 has two bedrooms with ensuites, a living/TV room with kitchenette and a covered balcony across the whole of the north side for the mountain and Nan River valley views.

Level 2

And my final planned post for the day is the outside plan views. The only change we've made so far to what you see below is to remove the middle two supports from the carport. A truss will be used instead. Made this change after thinking about how cars will exit the carport and leave the property.

Looks a fine plan with a design fitting to Thai local builder norms.
Did a lot of research Norton and realized it would cause no end of problems and price increase if I didn't let the build happen using typical Thai construction methods. There are times I look at some of the quality and if I was in Australia would be ripping the builder a new 'you know what', but here if it is structurally okay and can be covered by the plasterers, I'll let it be. - BiP
Not clear from floor plan but is there an inside kitchen?
BIP
Am I missing something? Did you post a picture of the floor plans in Post# 32 because if you did I can't see anything.
I would love to have a look at the plans.
Also did you knock down the existing building and start from scratch or did you use the structure that was there for the ground floor?
I can't really tell from the pictures.
Cheers
Well the Thai wife has decreed I 'show them the views' so apparently I'm doing a few more posts today. Our land is on a ridge that comes down from the Luang Prabang Mountains and is about 30-40 meters above the Nan River valley near Pua. It has an elevation of 320 meters (1,050' in the old money) and is orientated north/south, the same as the Luang Prabang Mountains. So the upshot is we get some pretty good valley and mountain views to the north/north east and some slightly more distant mountain views to the south/south east. The views will improve when the teak trees drop their leaves over the coller months and in the case of the trees on our land on the north boundary, when I find a local with a chainsaw and a desire to make a lazy few hundrad baht. Our builder is also keen to get the east boundary land owner to remove the teak trees that are on the land boundary and encroaching partially onto our land. Think he wants the timber.
Below are two views from the master bedroom on level 1.
Below are the views from what will be the level 2 covered deck on the north side of the house. Views are to the north and slightly east of north. Will be much better when the trees are removed.
See it now. A good sized one. I opted to not have enclosed as yours. Worked out quite well.
Beautiful views.
And now the lesser views to the south and slightly east of south. Hopefully these views will be available from the big window on the south side of level 2.
Ootai, the problem is yours as I can see it all. Very nice piece of land you bought mate...
I can see all the pics except the ones ootai pointed out.
What a great location!
I can't see the plans either, but can view the site photos.

Don't know all but I see all.
