    NNG have good repo and a formula that works, so I have nothing negative to say about them.

    But there's no guarantee it'll be working next year, or in a slump which leaves you guessing which units will be rented and which won't, for 3 to 20 years; which is it or doesn't it matter? I haven't read the smallprint, but would be surprised if it guarantees anything that cannot be taken away.

    Clincher for me was stumbling upon a clue to one source of those generous income guarantees, when expected to pay 80-90k/sqm in a 40-60k locale.

    Someone buys an idyllic piece of property. Puts up luxury houses/villas in said idyllic place. Mountains views, quiet, good golfing, the lot. Along comes Lung Local. Starts rumours about forestry encroachment, builds a pig farm upwind, et al. After years all farangs leave. Lung Local then buys it all for a song, demolishes pig farm and sells properties off at a huge profit.

    But i think that was Scandinavian not Nordic and not in Pattaya. Nordic/Scandi same same but different? Unless one watches The Bridge and even then it is confusing.

    As in all real estate it is the land that has the value. If you don't own a percentage of the building footprint....?
