    If you are going to sell the house at cost then what's the point of building something hoping that someone else want's it???
    It's not going to increase the price of the land one bit.


    With road frontage and depth build 2 shophouses on it..



    or go back to the drawing board.

    Missy made the mistake of accepting the offer which made the lady deduce that she had offered too much and so she cancelled.
    I love a good housebuilding thread and I love a good story (and you are quite good at stories, Wasp), but this one, so far, is starting like a detective novel. Potential land purchase when the land has already been purchased?

    Well you were jumping in a bit quick .

    You can do a Thread in 2 pages if you like .

    Page 1. Here is the land we bought .

    Page 2. Here is the finished house.


    I know I can't do a Thread like Roobarb's , ootai , koman because I haven't done a build like that . I haven't got lorries delivering 7 metre piles or gangs twisting rebar into foundations . Not yet anyway . Hence all my questions about spaces between posts and depth for foundations of the same posts.

    I did a whole Thread about a fairly elaborate renovation starting with a timber shack when in fact the whole thing had been completed 6 years previously .
    It doesn't matter when these things happen . The story is the same story and with this new Thread I'm not going to be competing with stevefarang or Loombucket .

    And I'm not really competing with Bettyboo's 50 pages ( although it's only a paltry 32 pages on my screen ).

    You're missing the point . If you want a serious , high-grade construction build you just read terp.
    With me I have to start right beyond the point before buying the land if I'm going to tell the story completely . Koman and Roobs , Ootai and even Betty are the folks if you want to see constructions in detail . With guidance to the best colour for your water pump.
    Mine is simply a story which involves construction and a proper story has a beginning .

    And my beginning is why the land became available at all .

    I didn't understand this . Because on my computer I'm still on Page 1 .

    So I went to your Thread and looked at your Page 2 which was very enjoyable with its Lego bricks ... but I was still bewildered .
    And its difficult to bewilder me .

    Now Baiting Boy ( huh ! ) says that he's on Page 2 so maybe that's what your message meant n&j.

    I did enjoy reading your thread though so I think I'll go back and read it all again .

    If you want to make maybe 200 000 Baht it's easier to acquire that on an asset of 1.8 million baht than on a simple land sale of much less .

    Effectively it's spreading the same small profit over a bigger purchase so it's easier to obtain.

    You have a truck you want to make £500 on and you have no buyers . So you spend £200 on a paint job and £1000 on chrome wheels .
    It's now much easier to make £500 on the whole package . Your improvements are charged at cost .

    Besides .... there's considerable value in the fun of doing the build.

    I do try hard to write differently but I need a construction theme on which to hang it.
    Even a putative build .

    I think a nice A-frame might frighten all the locals .
    It could be a very cheap build of course but think how many damn monks I'd have to pay to satisfy all the deceased spirits that an A-frame might disturb !!!

    I'm having enough trouble with these plans now.
    Bettyboo had a look at my first layout which had taken me so long to do and he was very helpful really .......... only changing everything !

    More on that later .

    Wasp me old' mucker, a moment of seriousness if I may.

    You say that the initial piece of land was 12 metres wide by 78 metres long, and that the lady who sold it to Missy sold the front half and retired to the back half. I'm assuming that this gives you a bit of land 12 metres wide by about 39 metres long, but with what I assume is a right of way over it for the lady living on the back bit.

    I seem to remember the discussion regarding rights of way on your 'Not a house building thread' whereby the collected wisdom of TD deemed that irrespective of the machinations of Lady Pig, she could not legally prevent Missy from having a right of way over Lady Pig's land. The only question I think was whether vehicular access would be considered to be an enhancement on what may have started as a footpath/motorcycle path.

    Does the back bit of the land border any public rights of way (roads/paths or the like) or does the old lady need to cross your land to get to her place?

    I only ask as it may have a bearing on what to build.

    Hi RoobeeDoobee .

    That's a precise memory you've got going there Roob .

    The original plot was a long narrow stretch . But it's a sandwich with the bitumen road at the front and another earth road at the back .

    Missy now has the plot outlined in yellow but don't tell Neverna .
    The old house stood exactly in the centre so it's a case where moving house meant moving the house .
    The remaining land for the unfortunate old Mum is outlined in blue and you can see she has access on the road marked in red .
    But she has no car so she just wanders across Missy's plot and will do forever more I think .

    But " no " . There's not an access difficulty here .

    *** And on the picture you can see Missy's renovated 26 Column Roman/Greek Palazzo on the right there .
    Someone has painted a bloody big yellow star on the roof. Could be unfortunate that .
