Looks like a Preuksa Real Estate house. We bought ours two years ago in Bangyai for 1.1 million . Also 3 bedroomed but with shorter front garden .They go now for 1.8 million so not a bad investment.

It is indeed. More Preuksa homes around here than you can shake a stick at.

Seems to be a few of us in the immediate vicinity, maybe a bbq is called for.
I'm sort of behind the tesco on Kachanaphisek in bang bua tong.

what is the sound insulation like from adjoining properties? They tend to build party walls with those pretty slim breeze blocks. I like the good size garden at the front, why don't they ever have any at the back? Went to an 18 million baht home recently and even that had nothing to speak of at the rear of the property.

^ If it's in the back, no one can see how wealthy your are.


Seems comfortable enough Armstrong. Khazi opening onto the kitchen must make for some awkward moments though. 2.4 seems kinda steep, probably get a detached for that or just a little more where I am.

No idea how people can live this cramped together. For that price you could have owned a stand alone home with some land. A larger townhouse than that is around 900,000 in Thanyaburi, Pathumthani with stand alone homes start at 1.5 mil. Close to all amenities including Future Park Mall, the motorway and Nakhon Nayok. You guys that think the value goes up, wait until you try to sell and find out NO Thai wants to buy a second hand townhouse. That is a lost investment. I have seen 100's of vacant townhouses that have been for sale for years

Would like to see pics of separate house at 1.5 mil. Don't be fooled by the ads on the roadside eg went to look at some advertised at 1.99 only to be told that was at the start of the project and that they were actually 2.5. they were townhouses. I think the areas mentioned were severely flooded last year and I know some trying to get out of areas like Pathumthaini and Rangsit. Went to a house in Jan at Rangsit klong 3 bought the year before for 10 mil, they were trying to get rid of it for 8 due to the floods

Not about Thai's never buying second homes, not as common as other countries but it does happen. My Thai bro in law bought one. As for bring cramped townhouse is not as bad as a condo.

It's a question of where you want or need to be located. Obviously , the closer to the city centre you go the more expensive things get. Anything near the BTS is also going to be pricey.

As for resale, sold our first two bedroom house here no problem. Paid 650 for it and sold it for 800,000 four years later , although we had spent 100,000 on it so no big profit but at least it sold fast and we didn't lose.

Thais are not quite as stupid as some would have us believe. The reason a lot of second hand homes don't sell is because they are in such a poor state of maintenance and decoration. That plus a lot of owners make ' improvements ' that are so unsightly that no one in their right mind would by them. Also, some sellers don't bother checking out local prices and try to sell something at a ridiculous price when a buyer could get something new for the same money in the same area.

If you maintain your property well , decorate it attractively inside and out and sell at a sensible price for the area then resale should not be impossible. Another thing you can do is look after your immediate environment. WHere we used to live, I used to pick up all the rubbish in the park outside myself and look after the plants. Even painted the fence there a couple of times. Never spent more than 10 - 15 minutes on it at a time but it kept it presentable and encouraged like minded neighbours to do there bit.

Finaly....as for living cramped together, most of the occupants are out at work all day so don't see them much except on weekends. But even so, a lot of people live in condominiums etc and living sandwiched together doesn't bother them much . They even pay a lot for the privalage !

I know the big Tesco on the Kanchanaphisek ring road, about 8 k south of Bangyai. Is that the one you mean ? Thats not Bang Bua Tong though ??

Thais can be a bit daft when it comes to selling price as you say. At our condo block a bloke has been trying to sell one for 2 mil for the last 6 years, despite others selling at 1.5. Some don't seem to understand that a property is only worth what another is prepared to pay for it. You can sell if it's value for money.

It does seem a bit expensive for a terrace (row) house, so that depends on the price of the land (which seems very small in size)

Exactly right. Trouble with Thais is that they would sooner leave a place unsold for years until it falls to rack and ruin rather than sell at a realistic price.

I bet you could sell dog poo to Baitong Boy if the price was right ( he has expressed an interest in the stuff although he's currently got a free supply from his neighbour right now. ))

Because they are not made with bricks or blocks. They are made from precast reinforced poured concrete. German technology , very strong and as you say .... can't hear the neighbours at all.
