How do the land prices around Chiang Mai compare to say Issan or Central?

We have decided not to build a large house after all on the property given to us by my wife's parents (we'll make a small one suitable for short stays....hence the reason why I haven't contributed to my house thread in quite awhile) and we're thinking of some getting some land in the North.

I'm about 8 km North of the old city.
land is in the region of 3,500 baht to 9,000 baht a square wah.

Really? At 1,000 per wah based on today's exchange rate that makes about $27k per acre. Is that right? Seems a bit high.

Around here outside the city $27k would purchase almost 20 acres...or 20,000 wah.

I was thinking that if my wife was correct there were some plats for sale around Nong Khai for about $3k/rai. Is it really that much more outside of Chiang Mai in one of the mooban?

Land in Thailand is expensive in general, close to western prices. In Bangkok, Land is as expansive as St Tropez France, but Bangkok is no St Tropez

Farm land is as cheap as 100 THB per sq wa but you can't do much on farm land unless you are a farmer of course

quite upscale.
houses run up to 30 million, has a pool and gym, tennis courts etc.

A few added notes about securing property with no title: Properties without title are very common in Thailand - especially outside city limits. Such real estate is often backed up by 'bills-of-sale' and can also be backed by a 'paper trail' of previous owners. The Thai government has a stated policy of getting as many properties titled as possible, but Thai bureaucracy moves at a glacial pace - unless they're dealing with a VIP.

Some of the the allure of getting non-titled property include: (a) lower values/costs, (b) when the property does get title, the value will jump up. Because of its comparative low cost, non-titled land can enable someone to develop their dream - whereas titled, more costly property might preclude that. If considering a purchase of untitled property, it's recommended that you talk to its neighbors and to the village headman ('pu yai' in Thai).

the city land office said land is 25,000/sqw around the 3 kings but only 12,500 near Chang Puak

so it varies a lot depending on desirability of location, as per normal

Someone offered me half a rai for 800k recently just outside Ayutthaya. I declined.

We're outside the city but close, our land is valued at 8000/wa. some folks are trying to sell at 15K selling at 10.
This is with public water in the moo baan but no meter you have to connect to the mains yourself. We have a utility pole on out land but no wires lead to it. developed area but the plot has no utils to it.
We've got an agreement to buy the next 50wa lot at 8k but are holding out for 6 Further out the price drops rapidly depending onthe level of development.
The level of dev in Cmn's Moo Baan makes the prices he quoted a good deal. he is also off the beaten path but in a higher priced area and the location is excelletn out of town but not "OUT OF TOWN."

But, Chiangmai ain't cheap compared to Isaan.
