    Building costs

    Well, we are hoping to build sometime on our newly acquired land.

    I have drawn rough plans for a house - it will be approximately 120 sq m in plan, with three stories

    what should I expect the cost of building to be, assuming reasonable cost materials. If I want granite etc, then I can add extra costs.

    I suppose a basic concrete skeleton with infill, wooden windows and tiled floors. That costing would give me a basic price to work from.

    basic cost, and I mean real basic would 6,500baht and up per square meter.

    so that would be 120 x 3 x 6500 as there will be three floors?

    that is quite a lot! especially as people build complete houses for half a million!

    it works out at 2.5 mill.

    I think CMN, that 120sq m is 30 sq wah

    I don't think so Andy, I believe there are 2.2 sq m to the sq wah.
    Obviously dog is the expert but 2.5 million sounds excessive.

    oh dear, I thought there were 2m=1wah, so a sqm = 4sqwah

    and yes, it does seem a lot for a basic price

    My house is about 55 square wah and I always thought it was 120 square metres, great my house has just grown.

    Andy, if I may suggest keep the place 'sprawled' out horizontaly rather than verticaly (age and stairs don't mix well unless you're plannig a lift)

    in TH the locals will quote the size of the land not the sq mets of the house per se.. of which usually they don't have a clue how big it is

    Why don't you buy one from the housing projects Doc? I bought mine a year ago. Its 67 wah square (fock knows in sq m) and it only cost me 2.5 m.

    He's already got the land in the city centre... all the villages in ChiangMai are at least 10 km outside (like mine)
