Thread: How much does land cost up north?

I am trying to find out what a "reasonable price range" is when buying land up north in Buriram area for both building? or Farm land? How do you determine what a reasonable price range is in the country?

I imagine that the answer is, it depends on many factors! Is the land on a road, close to a big city/village, have water supply? What other factors should be considered?

What do experienced board memebrs think? Is it too much to pay 100,000 baht per rai for home site several km's out of town?

How about farm land, is 30,000 - 50,000 baht per rai too much for land a few km's out of town in the middle of no where?

Mate I have been offered land from 2000 a rai to 10000 a rai in various areas of Issan.

The big thing is if it is CHANOET (sp) if you cant prove that its yours then you are fucked.

One of my mates a rubber farmer owns over 400 rai now bought 75 rai but when they actually marked it out and the owner of the land next to him came and pointed out that 25 rai of it was actually his (with the paperwork to prove it) he was a bit pissed but it cost him fuck all to buy.

I have paid as little as B25,000 and as much as B100,000 per rai. Sure, the location does play a part, but more importantly it depends on how bad you want the land and how bad they want to sell the land.

I agree with mrsquirrel. Make damn certain that the land you want to buy is actually owned by the people wanting to sell it. We always pay (it aint that much and sure solves a lot of problems) for the surveyors to come out and do their thang first. Then we head off to the local amphur to see the paperwork for the land. When we mention all of this to the sellers it tends to weed out most of the BS. Just dont get in a hurry!

Buriram is not "up north," and the price depends on the factors you indicated.

1. Is the elevation below the surface of the nearest street?
2. How far from the nearest bus line, electric pole, telephone line?
3. Does it flood in the rainy season?
4. Is the land wedged between two radiator repair shops and an all-night karaoke piss-up joint across the street?
5. Also check the deed of the land. Chanote tii din is best (green Garuda stamp) Turn and run from anything else, as it probably has leinholders. Go to the local land office and ask to see the deed.
6. Try to determine why the seller is offloading the land then haggle the bastard down to where you're both comfortable.

Really not a lot different than buying land anywhere. My wife and I bought (I bought, she owns) 2.5 rai in Nong Khai. It's 25m from a main road and ready to build on now.

Make sure any land you buy is freehold, not leasehold. Freehold means you get the title to it, leasehold means you do not.

Why this urge to fill low lying land?
Why would you not drive in concrete piles and form a suspended slab or a steel or timber frame floor and build a steel framed home?
Traditional tropical houses whether in australia or thailand are built above ground for cooling breezes and to avoid flooding.
I would actually dig a huge pond adjacent to the house and encourage the water to come,more natural cooling.
The old ways of construction can still be the best in my opinion.

Land in BKK is a lot more expensive than upcountry. Here is a good example of some land for sale by a lake in Sammakorn (BKK). This plot of land goes for B70-90,000 per sq wa. which is about 4 sq meters. I think she said that she had 110 sq. wa. Damn expensive!
