    Dividing Up Land

    My GF's parents have a 6 Rai block of land in a lovely location.
    I heard a while back that you are only allowed to "cut" a chanote title 9 times before you have to pay a developer tax.
    Does anybody know if this is true and what the associated costs might be?

    It is true but offhand I am not sure how many times you can divide the land nor of the tax payable. Not very helpful really am I

    ^ I thought there was some truth in it, the gf will have to go the land ofice next week and find out.

    Dividing up Land in Thailand

    My mother-in-law wants to split up her land between 3 sons and her daughter(my wife). Most of it is suppose to be in her name, however, some of the land is not in Mom's name. I don't know the details on that.

    When my wife called the land office she was told that the government would not allow the land to be split at this time in that area (Khorat) due to some pending, possible, government land action in the area. ???

    Does anyone know anything about that possible action?

    Can someone here explain what is legal, not legal, etc. what to do and not to do in land transactions here in Thailand. Buying, selling, proper title, etc.?????

    Just outside of Khorat her mother has approximately 33 Rai, 12 Rai, 6Rai, and 2 or 3 other small holdings. Her husband died about 10 years ago. My mother-in-law and my wife, both, know nothing about the law. I know less than nothing about Thai Law. My father-in-law, who did the previous transactions, purchases, whatever, died about 10 years ago.

    Goverments tend to make up rules for the people who live in that country, these are generaly called Laws. If you follow these laws you would be "Legal" if you do something that they tell you not to it would be "not legal"....hope that helps

    It would be better to do a search on 'Thai Land Titles' but if I can summarise; there are several different grades of land title varying from 'Undisputed and has been marked out and agreed by a government surveyor' to 'Squatters rights'. The first type is really the only type of land that is worth a damn when it comes to buying or selling.

    Families may have lived on and farmed land for years and pass it down through generations without having proper title.

    As a general rule the further that you get away from urban areas the less likely it is for land to have been adequately surveyed.

    The size of the land also matters, and I cannot recall at this time if 9 Rai is below or above the limit.

    Actually, IMO, of far more concern than any tax is the fact you need to do an Enviromental Impact Study/Assessment (EIA) if you divide a large piece of land too many times. EIAs are a bitch and you want to avoid them if you can - IMO
