Thread: Any Ideas on Land Costs For This Area?

Hello Chaps!

The Father in law lives down a quite soi Bangkuntien way has some land nextdoor...just wondering what people think it would sell for per talang wah...rough guess anyone?

Any ideas on construction costs per sq meter for some decent building action....

Start guessing at about 6k per sqm and go up to the upper atmosphere. Depends on you're wallet size and what you desire. You can build a small modest house for about 20k to 25k USD but is that you're style?

South of Bangkok is best way to describe it!..Samaedum area its off the main road but doesnt take long to get into town, not much housing there so a bit of land buying opportunity, he is going to find out how much the land will cost but was looking for a bit of a heads up on price.....

One of best ways to find the price of land is to take the wife and start drivng around, stopping and asking questions. Do this for a day or two and soon you will have a fairly good estimate of what land is worth.

Having said that, if you do find property that is ideal for you, then what YOU think the land is worth is up to you.

I'd be very careful about buying land in Bangkuntien. The area is very low and some parts are not too far from the sea. If there is ever serious flooding in the greater Bangkok area this place could be hit hard. It might be o.k. now but 5 or 10 years down the line could be very different. Your quiet soi could become a klong for several months of the year.

Hmmm well the father in law has lived there 25 years without incident....I guess its a risk, but I've seen more residential flooding in Northampton and Chichester than he has in Bangkuntien....but thanks for the heads up....

To be honest, I should add that just about anywhere in Bangkok carries a risk of flooding. I live in the Bangyai / Bang Bua Tong area ( surprise ) and our first year here ( 3 years ago ) there was some flooding. All the newish villages like ours were islands in a sea of water. Many older houses on the edges of canals had there ground floors under 4 - 5 feet of water. Luckily, we were o.k. and the road in was above the water level so it actually looked very picturesque so long as you were'nt a farmer. But....with global warming the future could see rising sea levels etc etc .... If you decide to go ahead and build might be an idea to raise the land up a bit....better safe than sorry.
