    The obvious problem with this design is that it doesn't fit the standard 4m x 4m grid that the Thais are used to. I'm not saying that it can't be done (steel beams or hefty concrete ones for instance) but it will add to the cost.
    True enough, but as I said , the basic rectangles dimensions can be adjusted to suit the experience of the adverage Thai builder. I've already had a go at this using the useful site : Create floor plans, house plans and home plans online with Floorplanner.com with the following result.....




    A bit blurred as I had to resize but you get the drift. Bedroom and livingroom can be made 12' wide. I think the main thing is not to go over 12' on any one span.
    The rough dimensions of the above plan are a bungalow 30' wide by 24' deep but I'm still tinkering with it as well as other possible layouts.

    Yeah. There was a muppet on TD who wanted to build a flat roofed glass house and he had the same problem.

    Well spotted. Like I said, I'm still tinkering with it and I'm in no hurry. With floorplanner you can drag anything in your design around until it fits the bill ....nothing is set in stone ( or concrete ) yet. From previous building experiences in Thailand I reckon being on site during construction is another must.

    Too true. During my last project in Khon Kaen about 20 years ago, I wandered off site for a day to do some shopping leaving the father in law in charge to ' keep an eye on things ' . When I got back he had dabbled a few improvised improvements to save a few feet of wood, resulting in a skewiff roof to the carport . It gave me little pleasure to ream the old fart out especially as I knew it was my fault leaving in the first place.

    Another 1 bedroom design from a Thai site. This one is quoted as coming in at around 550,000 baht with ' standard fittings ' if built by the company who supply the plans.







    Probably beyond the capabilities of the adverage village farmer/builder.

    I do not know if it has been mentioned, but supposedly when the square faced one was PM, he had 30 or so house plans drawn up and put on the web free for anyone to download. These plans are suppose to be able to be legally built in all provinces in Thailand. All of the plans are bassed on the Thai building style. I downloaded the design I liked and took
    them to a printer in Pattaya who does blueprints and had 2 sets printed. It seems like there are about 12 to 14 sheets.
    Everything is included, foundations, walls, roof, plumbing, electrical.

    This link, Untitled Document, should take you to the government website and let you download all of the designs.
    The only problem is the web site is in Thai.

    There is a good web site for house construction in Thailand.

    If you want to build house by using a company mostly they quote price per square meter but by local Thai builder will be cheaper and for 400,000 bath you can build house bigger than you expect (but also depend on matirials you use and bugget controling).

    Well, it's finally happening...moving back to our little mooban in Suphan in <3 weeks for, like, permanent this time. 1st going to build some kind of small guest house on the wife's 5 rai perhaps like dpicted in post #57 on this thread. Me & the missus will be staying next door at some friend's house during the construction but she does not want to stay there too long - they are in BKK 99% of the time - does not want to use up too many favors so we'll build some kind of guest house to live in during construction of the main house.

    I'm pumped! Heh...now all I have to do is develop that sense of ot thon (patience) one definitely needs dealing with Thai construction workers!

    Slab is fine,my land on the bassac river is solid clay and water at a metre.
    German engineers are drawing a slab with thickenings running down the perimeter and down the centre to support the columns.
    Thickenings maybe 600mm deep by 1200 wide and slab 150mm.
    Columns and suspended slab on top.
    Necessary to run drains down both sides though as we are effectively just sitting on the ground and dont want slab washed away.
    Alternative was five four metere deep piles per column base,thats 75 piles at maybe $25 a lineal metre expensive even in cambodia.
    The bassac river has been the highest in over 20 years,encroaching onto my block by 15 meters.
    Another few hundred mill and we would have been awash.
    The ketsana storm event may have been a once in 40 years storm,or may be a sign of things to come with global warming....

    Thanks for that . If and when the time comes I might take you up on the offer. At the moment we are in no hurry and nothing has been decided yet. We have prepared the land though by raising it up 18 " but thats about it for now. Slowly slowly catch the monkey
