well it's a long story but it suffices to say that there was some misunderstanding at the outset whether the negotiated price for the drawings include the spec.
so what i have is what i have provided to you.
the land is not chanote so building permission is not required. hence no reports or signature is needed
what i think i would need only is the beam/column/foundation plan(if what i had sent to you using my phone camera does not constitute as such) AND the steel spec and assembly method. rest of the other materials i think the contractor can handle.
taking all this into account, could you quote me a price via pm? if i cannot get this information online or offline, i think i would prefer buying it from you![]()
ummmm, its a bit more complicated, for a site i usually recommend a survey done, this will then determine what type of foundations are best suited for the terrain and soil type.
just by looking at your ground levels, i would recomment piles, spread footings may be prone to lateral movement if there is soil movement on the sloping area.beams and columns are pretty standard.
show your architect this, he will understand what you need, it wont cost much for him to do it im sure.
i cant really touch it, sorry.

3. the wood pillars extend below the platform and only about 5cm of concrete base is visible below the pillars.

4. the handrails on the front porch should stop at the pillar and not extend across the benches
5. the benches are wood and do not have legs(they are sandwiched between the wood pillars and concrete wall)
6. any chance for a tumbled finish to the grantite/marble/sandstone flooring?
