Some upsides from last nights storm that blew through. Got to test out my new pool roof extension...no issues. It dropped about 2" of rain so do not have to water for awhile and Pm2.5 this morning is 23.![]()

A belated Happy Birthday Mandy!
^ I spent my Birthday last week in the air. Landed at Swampy around 7pm and spent the first hour of my 'Birthday in Thailand' in queues. It was pretty shite, tbh.
But, today I am much happier. In fact I'm very happy.
Last year I finally managed to get rid of a problem tenant in the Perth apartment. He was an Indian second hand car dealer (which should have immediately raised some concerns), caused a lot of mainly superficial but also more severe damage and had been dealing drugs from the property. Even so, you have to be so careful when evicting someone, to follow the letter of the law exactly or it will backfire on you. This guy was very aware of his rights and played it to the full. He finally went last November.
After a major overhaul, new carpets, complete redecoration that has taken over three months (partly due to Christmas), the apartment was marketed for letting again last week. All costs have been (and hopefully will be) met by the tenant's bond along with an insurance claim, so basically he did me a huge favour by causing the damage. I may even get something back under the 'loss of rent' clause.
But the main cheer... after only a few days on the market it has just been re-let for 950 AUD per week to an Indonesian family. It's a corporate lease and they offered $100 per week over the asking price. What is happening to the Perth rental market, it is currently booming? This is more than double I was getting last year and after a couple of years of basically covering costs I will actually start making some money on the place again. OK, so after off-takes including the astronomical strata company costs, agent's cut and bloody tax I won't see anything like the gross amount, but even so I'm hoping to build up a little fund in Aussie for the daughter's further education.

The kid uses it for uni, then you use it for retirement/a grandpa flat.
Don't think I could ever move back to the West (sorry Nev) due to nanny-state nonsense, woke nonsense, and chocolate bars costing 3 times the price while being 3 times smaller, but Oz doesn't have the western European winters and moaning people.
