Don't think you could get a 2 story at 5,000baht per meter.

in fact a two story is the same cost per m2 as one story, only over two story should the price go up for extra labour. your build should cost 500 bt m2, but you'll never see it. if you get it for 7.5k per m2 you are on target. this is a basic house of course. theres a fool on here paid 14k per m2 for a fucking single story flat roofed extention. everyone thought it was great. lol i'd come out of retirement for that price.
Pouring concrete onto dirt to make a floor is a lot easier than making a floor on the second story, form work, supports, base etc etc etc,.Originally Posted by lob

Because I want to buy material myself for a 152 m2 basic house and get the work done separatly ..so by exemple and again only exemple if a builder say 1800 bahts by m2 for the work how much will be for the material (like again for example ) with ciment blocks (40x20x7) syntethic roof...ect ect very simple
only the house...i have already the windows doors bathrooms kitchen ac...
i know is not easy, by other way if it was easy i will not need help from experiment people like you are..

well u got my answer. wether u buy materials or not single story or not, 7.5k bt will be a good price. there are so many scams in the building game, if ur not in on it you'll get scamed. fuck all your fancy corner cutting just go for the m2 price, one evident scam being run by dd it seems is extra dosh for extra floor, if u aint happy with the quote get another builder, not dd tho.
^So who is going to pay for all the wood then for the form work? It isn't needed for a single story house, ground floor poured on dirt 600baht per square meter, 2nd floor 2,200baht per square meter, basic 2 story house in Pattaya 8,000baht per square meter.
