I don't really care about ownership. Rather, I have recorded over 100 species of butterfly on that piece of land and hope they keep their homes.
Going to be interesting to see what happens in the future, with all agri prices, hitting the floor.
Cassava price falling, rice price falling, rubber in trouble, government instability but the Baht seems unaffected. I'm confused as to why the Baht is not affected.

Never planned on renting that out. Was going to use it as a base for when up there bike riding. Friends of friends were interested and took it on a 2 yr contract.

Interesting read, skips a few details, like you need a buyers license and you won't get one if not a Thai controlled outfit.
I have a rubber buying and processing license, limited partnership company with the wife and believe I have total control of the toilets.
On the land buying front, we [wife] have about 100 rai of rubber, I gave up work 6. 7 years ago and that has paid my retirement, no outside income.
Have 2 kids, that land will give them an income, if used right for many years to come.
If you are young enough, have kids and play the long game, Thailand is a good bet.
Short term, it's a gamble. but pick the right spot and big money can be made, example.
Tesco/Lotus came to my nearest town, Buntharik, 3 sites picked, rice fields and scrub, land, values nothing.
Tesco offered 1 mil Baht per rai to the farmers, deal done, want to buy land beside Tesco, you won't get it for 1 mil Baht now, but guess who owns it, Tesco/Lotus.

Thailand has around $180 billion held in foreign exchange reserves, gold reserves of 152 tonnes and a current account surplus of around 4% of GDP.
Does that put it on the map for you?
Also, you, as a foreigner, try taking money out of Thailand without evidence of having brought it in.
Thailand is an export led economy deriving a high percentage of GDP from manufacturing in a broad based spectrum of products, which diversification helps to minimise external shocks.
It also helps to have a supine, compliant population quite willing to accept poor standards of social welfare, health and education.

Luigi seems to have a good idea of the market but I have bought and sold 2 properties in pattaya and lost money
I will probably buy some land by my house but not for investment
I just don't understand the Thai market
Over the last 10 years or so there have been the occasional plots of land for sale and I always say "Sure, how much profit will it make?"
Seems to kill the conversation pretty quickly.

Land here makes money, houses loose money, different to home countries.
Jimbobs there's money to be made you just have to be very careful, patient and methodical.
I made a wrong decision a few years ago,though learnt by my mistake,i was after a quick profit.
Buying homes can be profitable but need to be in the top end market.
In the lower markets there is a glut of around 600,000 homes on the second hand real estate market in BKK alone.
I believe there are developers now getting into the market and making modest profits.
there used to be a member here,think it was Marmite who used to do the same in CM.
