    Ususfruct is definitely the way to go.Registration onto the chanote is officially 100 baht. Your rights under the terms of the Usufruct remain in force regardless of what happens to the grantor of the usufruct ( ie lease the land and wife dies and you no longer have a lease ---usufruct and wife dies the usufruct still runs its term.

    Summary:
    I pay $$++ for something which involves someone having a huge financial gain if I die in a land where death is cheap and mostly judged to be "suicide" by authorities regardless of circumstance.

    Seems I could better pay $$++ for the exact opposite plan.

    You may wish to investigate a 30 year leaseLegal max tho may be extendable0 or a Usufruct which entitles me to to do what I want as long as Ilive with our home, esp useful if wife dies first Cost 200 baht tip at Land Office after sound legal advice everyones circumstances vary It also means that Thai family of course inherit when I die but Im buying a Timeshare in heaven with Beyonce and the Brazil 1970 team!
