    Why not be helpful, and just post a bill of schedules instead of the PR promo.

    You know like material cost, labour cost, management cost etc. Too much to ask?

    We have built upcountry and the going rate at the time was 1,500 baht per metre which I am told is still applicable.

    In Pattaya the going labour ranges from 2,200 to 2,500 baht per square metre.

    Most of the data is in Thai mate and I cannot read Thai.

    As my wife is currently attending to our 3 kids at this very moment it will be a day or so before I can decipher everything and get it up here.

    I have quoted labour charges only Red and you can add another 12,000 baht psm for materials and to get something decent.

    If anyone wants granite or marble for a building project in the future let me know. My mates girlfriend owns a granite and marble business in Bangkok. LT, she may have even given your wife her card when we were at Jamesons on Silom.

    Yes she did but for 1 smallish job we decided to use our bloke in Pattaya.

    i think shes gone a great job and deserves all the praise she gets.
    not to my taste,(bit too thai and old fashioned) but congrats.

    nice design, but i don't think the arches go with the contemporary square edges elsewhere. Nice though.

    Thanks mate and I am very proud of her.

    In fact I received a call from another member saying the exact opposit and his words were so true.

    He stated that the colour scheme is a standard that will remain marketable for years to come because it is so very boringly neutral.

    In fact I love designing something new and revolutionary but would never do so if I didn't already have someone who wanted exactly that.

    This house is an almost off the shelf design targeting the farang retiree market and you know how much older generation Europeans like standard wood concepts.

    Thanks mate.

    The Arches I didn't want from the start as a standard square opening (wooden clad) would of made the room look more balanced.

    When you mess around with open plan designs you can really make the area look too busy so easily and with those arches we are bordering on making it look just that.

    I appreciate that and will be looking for the PM. Thai is okay.

    We are up in Chiang Mai so a bit of drive to see the place, but Thank You for the offer. The standard labor rate up here can be found around 1500 baht per square meter as you say with no middleman company, but the crew wanted a bit more as we want a glossy concrete finish on all surfaces. Not sure that adds up quite right but their work is good so we caved.

    Of course you only get what you pay for and if you have a bit of history on this company better the devil you know.

    Just be careful that you have a clearly defined progress payment contact/schedule with them and only make the next payment when you are satisfied they are meeting their targets.

    If you are buying the materials yourself try and secure all the raw materials either in a rented 40 ft container or a guarded yard. Things go missing and you will lose a portion of your stock on hand if you are not careful.

    Great looking place LT. I would be very happy to have the place as my home. All the comforts one needs, when in Thailand. As regards the price, I have no idea. All i`d say is, its worth as much as someone is prepared to pay. I hope Mrs LT makes a tidy profit.

    Originally it started off as a favour to help our friend with the original design and building applications only.
    Then our friend had problems with the first foreman ripping her off so she sacked him and asked my missus to form her team.
