    I'll do my best to go and take some pictures every day but the one problem is that I'm a completely ignorant in the construction area... I guess common sense can still help to spot some mistakes and get them fixed before it's too late.

    I'll go tomorrow with the compass and check that but from what I can remember when we checked, we had the sun on the terrace for the whole day more or less.

    You spotted that problem too. It used to pour the water directly on the wall indeed. Mentioned that to the manager and it's been fixed since then. I'll post a photo right after to show you.
    From what I can see, the water should now fall on his side of the wall. To be checked though when there will be heavy rain.
    I won't have that kind of problem myself as there will be a rain gutter all along the roof for the house and the carport.

    Hello Khun Custard,

    That is indeed Baan Balina 2. They have a 3rd project starting now a bit further on the same road.
    I heard about what you mentioned but what they told me is that now they are in full possession of the chanotes. The main reason for that I suppose is that this project is almost completed (only 1 land plot available) and the balina company has been able to pay their debts to the bank. They clearly told me that there would be a transfer at the end of the construction and that I would get (a company actually) the Chanote.

    I noticed the swamp on the left of the road leading to the project but it's quite small and didn't worry too much about it...
    I had the chance to talk with some other people living there and noone mentioned that kind of problem so I hope for the best.
    In any case, thanks for the information and I'll add that point to my checklist.

    my thoughts exactly and I'd have him fixing that immediately. the inconsiderate boob! maybe some kind of splash guard on the top of the wall to have the runoff go onto the others side of the wall..

    Fully aggree with you, plus it looks ugly...
    Before I resort to some extra measures, I'll see how it goes but just in case how does that splash guard look like? Can be found at Homepro or similar?

    Something I have always been curious about but never thought to ask the question until now... Why do homes built in Thailand rarely have built-in closets? I noticed from the plans posted on this thread that no closet space has been included...

    consideration for the carport might be to rotate and relocate as per drawing below or as you see fit. this also also allows for consideration of rotating your whole house 90 degrees counter clockwise.....

    exactly, gotta have a walk-in closet at least for the master bedroom.

    Why not move the carport next to the house and have a nice drive leading to it.
    Too much garden is mega work!
    And keeping the grass pristine is a dedication.... So less is more I wished I have less grass in my garden area.

    Thank you for the suggestion; it is indeed a good idea but I kinda like the carport directly on the street side so I would rather try to find a solution that involves some wooden structure mixed with some flowers/crawling plants.

    I'll try to find some ideas on google later on today.

    I think SEA Travellers idea on the location is the best

    Garage, Toilet, shower, storage, small workshop/tool shed and may be even the pool pump room?

    Saves walking into the house to answer the call of nature from the pool
    This also solves the sheltered walk way issue

    A long driveway up the side of the property can be camouflaged by a bit of landscaping

    Nope, nothing under my name yet (electricity, water...). That will be done when the house is finished.

    As you can see on this picture, the rainwater from the neighbor should actually stay on his side now, at least I hope so (that ugly stuff also seems to be kinda useless now in my opinion...):

    I passed by around noon today and nothing had changed so I didn't take any pictures.

    Hopefully they'll pour the concrete for the foundations soon so it can dry during song kran holiday and start building at full speed as soon as they are done playing with water and baby powder.

    Your suggestion was good but it was too late to change the location of the car port. Also, I'm afraid that to stay in line with the other house designs which ALL have the car port this way, it would not have been allowed.

    I'll contact a carpenter later on in the building process to see what can be done to cover the path from the entrance/carport to the house.

    You're going to hate living there

    If you haven't started construction yet - don't. Go find a better design for your house and if you can't find anyone, give me a call.

    You're surrounded on 3 sides by houses 1 meter from their wall and you're doing the same. You will hear every conversation on all sides of you. You say you have 190 sw which is a half rai - plenty of room to create a living environment that will be a hell of a lot more comfortable and include privacy. I have to assume you had a Thai architect due to the distinctive lack of imagination in the design - 3 square bed rooms with closets as an after thought. I can't read the writing on your plan so I can't see which of the 3 open rooms are l/r, kit and d/r but whichever they are, coming and going to the bathroom for anyone living in the 2nd and 3rd bedroom becomes a public event. But that's only the beginning. There shouldn't be a need to have a patchwork covered walkway from the car port to the house because you just realized you don't have it. This is going to be your life and you owe it to yourself to think out carefully how you live and what needs to be where to accomplish that. If you selected an architect that didn't interview you beyond how many beds/baths you want, or if you didn't modify the plan at least a half dozen times before you said go ahead, then shame on you.

    A good design does not make the house more expensive - only more enjoyable to live in. I hate to be a downer, but you're not going to enjoy living there. Weigh that against the cost of waiting for a better plan.
