    Andy yer land is 336 sqm.. building code here more or less expects you to be about 2 meters aways from yer neigbors boundry, the front road.. at least enough to park the length of yer motor.. so figure that one out and deduct the shack you want to keep, times the remainder surface you want to build and voila you got the checkbin ... now you can go get yer self an architec/engineer and they'll take care of the rest... sic et sempliciter

    well, I have drawn out some plans, and the total floor is 120sqm AO

    maybe I like big rooms? sort of a C shape, with the back being around 15m and each of the wings about 13 and 8m, and all 5m wide approx.

    so you get the back block as 5x13, the wings as 5x8m and 5x3m

    totals 65+40+15=120sqm

    all a bit inexact, and the distance form the edge maybe a bit lees than 2m on one side (maybe Chiang Mai has different planning laws?)

    6,500baht per sq meter is an extremely basic building, ie low end bathrooms etc etc etc. last 3 storey house we done was about 25k baht per square meter, but that was basically a granite and marble palace

    I just needed the basic costings to build the structure

    Yup I do know what i am doing. I have had two houses built here in Thailand. The first one my wife and I were the contractors.

    I was not suggesting anything at all AO, merely giving you some measurements so that you could see that the house plan was around 120sqm

    if they give me the permission to build it, that is

    hardly a mansion, but maybe largeish rooms

    4 bedrooms with bathrooms and a roof terrace, hopefully

    the main problem with being inside the old city is the height restrictions; you cannot build higher than the local temples

    but it should be OK

    My house is about 110 sq. m on the ground floor, but the upstairs is only about 85 sq. m 'cos it doesn't go all the way back.

    How much would it cost to extend the upstairs the extra 25 sq. m or so, by adding another bedroom with en-suite bathroom and maybe a little balcony?

    Would I still be looking at about 10k baht per sq. m for something reasonable or would this kind of job cost more/less?


    Here's the house at the back of mine that is the same as mine...



    and here is a house next to it with extra room upstairs....



    I'd actually like something better than that, but it gives you an idea...

    Just dreaming anyway....

    Bathrooms more expensive to build than bedrooms, sure, but bedrooms need furnishing and everything afterwards.

    Detached house, concrete, 2 to 3-storeyed 8,050 9,400 11,500 50 2% b


    This is one line cut and pasted from a PDF page put out by the Real Estate Valuers of Thailand. It lists the low, average and high costs of construction for BKK in the year 2547. SO... it looks like a lot of Thai experts agree with DD's estimate.

    Do you do that sandwash floor surface thingy? If so how much per sq metre please.

    The yellow cement and stone effect with tiny little stones? 700baht per square meter would be a good price for the builder, 500baht per square meter would be a good price for the customer, but hell sod the customer

    There was a product in the US a few years ago and if I can remember correctly, it was called "Miracle Stone". I think it was supposed to be some kind of self levelling mix of small stone and some type of polymer or epoxy. It would self drain and was not slick to walk on but smooth enough to walk barefoot. Don't know if there is any of that here though.

    I think your talking about RiverRock. We have it on our patio and the front stoop. One gotcha though - splattered oil on it, from cooking outside, causes the resins to slowly dissolve and creates spots where the tiny pebbles eventually come off. Other than that, it is a great surface. Also, I have no idea if you can get anything similar in Thailand.

    why use something like that when there are lots of cheapish real stone flags around here

    much better, and nicer to look at and walk on
