As is usual recently, the daily visit to the site involves an argument with the missus about money, followed by my solo watering of trees and wondering wtf?!, plus a casual wander around the site and being surprised by something.
Here is a sexy shot of evidence of recent and unexpected activity with the build:
I requested that additional beams be put in across the room space, these aren't structurally necessary (or else they would have been in there already one hopes!), but they will help demarcate the open-plan living space, making a visual divide between the dining/kitchen area, the TV/music/sofa area (lounge) and the second area next to the bi-fold doors and covered veranda (let's call that the G&T area).
They also help visually, by lowering the perceived ceiling height, and make the living area feel a bit less like an aircraft hanger.
These beams will be boxed in with hardwood and made to look more substantial, and will carry lighting and fans, so do serve a practical purpose too.
And here's a shot from the G&T area, showing Doi Mon Jeen in the distance. Note also the cleared and raised land on the left. Apparently, this is a plot recently bought by an Auzzie bloke, who is going to build a house. hopefully it's not going to be an eyesore, but if it is, it can be obscured by some careful planting along the fenceline.

It's times like this, a few stresses (building a house isn't the easiest project to take on), plus some financial hiccups and not-so-fluffy immediate work schedule, that one expects support from a partner.. instead it's moaning, frostiness, silence and general disinterest... seriously, anyone want to make an offer, PM me I'm all ears...
Builder is on-board, knows his stuff, just one last payment and a few months to completion.
This is the best time. You made the decisions. You put up the $$$. Some patience and the future will be revealed VERY slowly. (I have built 1 home in LOS - 375-400sqm.)

If this is true then it's very sad .
But not the first time in Thailand .
If you are serious it would have to be quite a bargain in order to induce someone away from their present area .
However I do like the look of that area and it's a fine big build .
I wouldn't mind at all giving it some thought .... but it's not an instant decision .
Do you have a number in mind ?? ............. though I kind of hope you'll be perking up and staying with it .
If not --- then my sympathies .

Hi JE, I hope you can sort out your marital woes, your house is coming along nicely. I built a house in Seka a couple of years ago, dreamt of retiring there and living a peaceful country life. Things change, now broken up with my missus. Still want to retire to LOS but now looking at a bigger town. Trouble is when you break up the Thai wife owns the house so try and keep it all together, but don't spend good money after bad like I did!!

If I can scrape together the finances to finish the build, then it would be easier for me to sell once it's looking all nice and pretty. But if an offer was made, I'd seriously consider it right now.

i) A potential buyer could be a number of types of people, based on the demographic of those already in the area; a) A city Thai with money looking to have a weekend retreat (already quite a few here in the area, for example, the neighbours are a family from Surat Thani who have renovated a farmhouse on 11 rai of land, but they don't live there). b) A foreign retiree, there are a dozen or more similar in this village area. c) Someone looking to set up a mini resort. There is already one in this village, but it is often full, plus the owners say that another resort could help promote the village as a whole and this would generate even more business d) Someone who is working in CM but doesn't want to live in the city or in a overcrowded moo baan. d) someone else who just likes the idea of a house in the country, but not too far from a city.
ii) The standard of build and overall design is comparable to a few other buildings in the village and immediate area, there are obviously very Thai style , local-built properties around, but increasingly there are more involved and higher-spec buildings emerging. One architect-designed build close by has spent more on re-bar than my entire build so far. The builder is aware of the local farang houses and has discussed designs, both the positives and negatives of these houses, and I must say he is spot-on with his opinions and observations.
As mentioned previously in this thread, the spec and quantity of re-bar and concrete used in the foundations and structure on this build (according to a few engineers who live around here) was more robust than usual, now the steel roof is on and CPAC Monier tiles are up, it's all looking pretty strong.

Work continues on the build, rendering internal walls and installing additional electric power points.
Still trying to raise funds for next instalment, but making progress.

hmm.. how very odd, I haven't changed any of my dropbox settings..
