    Phayao help needed please

    Hi everyone
    I have been searching a lot of forums and cant get any decent info on builders and building in Phayao in Northern Thailand.
    Would anyone have a contact for a decent builder?

    I am hoping to build a 3 bedroom concrete house on rice land so I will need advice on raising the land and building advice.

    1 I assume you have checked ownership and boundaries?
    2 A brief local tour and enquiry will reveal need of 1-2 backfill
    This is site specific ,dpend on slope,rainfall ,drainage
    3 You need to let this settle,I left mine a year before foorings
    4 You are welcome to visit were about 2nrs N of Kwan Phayao
    5 You say concrete, I built Superblock on an earhqauke,Phayp Pan area was near epicentre of severe recent quake
    6 Will you self plan ,off the shelf or bespoke architect ?

    I think youve a year to source a small building team there are plenty of skilled workers, howvevr it depends on your priority time cash quality etc as many rural builders are also farmers
    Also possibly plan for rainy season March-August best time to fill is now and build Sep 2106-Dec 2016 IMHO

    If you like his house then you might like to use his builder. He is based in Lampang, might travel from there to Phayao.

    The quake didnt cause even a ripple where we are so all good there. No activity there for as far back as we can find.

    Undecided yet.

    The wifes dad is a farmer that does some building but always wood houses and the odd brick toilet extension. Neither of us think he would be up to a full brick build and any contacts he has are kinda the same
    Its hard to know whether to trust the build to farmers/builders.

    There are believ ir or not high quality geological maps ,I'd certainly check the local quake knowledge if investing over a million or life savings as you'll find earthquake insurance hard to come by near Phan at any reasonable premium.

    There have been 3 major quakes nearby in last 2 decades, Wat Krung the White cakelike one on main BKK C Rai phaonyothin expressway was badly hit?

    As for builders good satisfied clients who you have met and viewd property similar to your requirements
    PM if you have specific requirements our lass has just bought a plot around 2okm out of C Rai and I am considering building again. If it is to be your main home I'd certainlly commend Superblock/Q-COn for passive cooling plus many other reasons,sound and fire proofing,ease of cutting in services for flush walls and cost ,running reasons and in total budget barely noticeable perhaps 70k extra cost on a family home ,although different skills discussed on many threads here.

    It is not just rich farangs, architects that choose many Thai public buildings and new builds here are seeing the killer applications and very low cooling costs

    i would suggest you to avoid using the services of family members, relative and neighbors .... or anyone else you hope to keep in good relationships after the building ordeal is finished.

    when filling the land, calculate before hand how many cubic meters of dirt you need before bargaining the price. in some cases it is cheaper to contract out the entire job, rather than counting trucks..... make sure the contractor is filing and COMPACTING the soil.

    set yourself a clear budget and time table.
