    Restaurant for sale in Chiangmai

    The owner of this place has got another business goin' and he claims he is over-worked. being over-worked is not his reason for living in Thailand. So he is offering this nice restaurant with an excellent location near the Porn Ping Hotel and night Bazaar It's in a heavily touristed area where there are many other restaurants and bars.

    The place is equipped to handle a full house (and then some) quite easily:


    The dude's got five commercial refridgerators, two chest type freezers, microwave, stereo, the kitchen you see above and he sells the locally made german beer
    All recipes, methods and procedures are available to the new owners and there will be new owner orientation/training id desired.


    He's got a four floor, single wide Townhouse setup in an ideal location. The second floor is completely open and setup as a full commercial kitchen. The thrid and fourth floors are living quarters at least one of the rooms is air conditioned.
    The place has contracts and agreements with hotels and tour companies to provide meals and catering. The restaurant is equipped to handle meals for many more than it's 40 person seating capacity.
    Dude's got a three + three year lease at 25,000 per month. the rent is paid yearly.
    He quoted 700 - 900 k baht per year positive cash flow before taxes and has llicenses for liquor, food and values the on site equipment at 1 million. This is a nice place and the food is good.
    He was asking 1.5 million fully equipped and providing one months training to the new owners. The price has been reduced to 1.1 million and he is highly motivated to sell, He would be willing to negotiate a partial sale of the equipment and take over lease or? He is willing to negotiate any reasonable offer.

    Biggest problem with this place is the one year up front rent. Dude just called me to let me know that the landlady will accept a 6 month desposit and monthly payments. He also told me he wants out. he's got another place and is workin both sites is killin him. Somebody lookin to get into this type of business could get in real cheap.

    Damn if I was just a little younger and a little braver. I have had a place here before and it was the hardest work I ever had to do. Made damn good money though.

    The kitchen looks incredible, and its clean!!

    Dude's got chest freezers glass fron refers normal refers, good plates and silver ware. Only thin he doesn;t own isthe property and that big german beer thingie.
    Great deal for someone wantng a turn key business.
    Course that aussie bought the thing might have to teach the staff what "beetroot" is. They do excellent burgers, and the owner was braggin he had louisiana cajun teach him 'nout BBQ, Ribs and things. 'merikan food is great, The owner's German so I figger that's gotta be as good as.
    Just don;t know about that Ozzie food

    to be honnest this place doesn't look like much and 1m seems expensive. Maybe he could let go the whole lot for 700k

    The beer thing is probably the most valuable part but he doesn't own it.

    I am afraid I do not have the emotional strength to manage a restaurant. Has he tried Sunbelt ? they usually resale micro businesses like small restaurants, car wash, laundry shops, print shops etc... give them a try. They probably have a big pool of clients outside the usual TV morons.

    Sunbelt. Hmmm. They've been around a while. They usually require a "exclusive" They sell some stuff. but the bulk of their listings languish, never selling.
    I didn't put a ton of pics up but all of the equipment in the place (four story single wide shop house) cost over the original 1.5 mil, two bedrooms of furniture. Dude with the energy and drive could make a million a year easy. place to live, free food, a mil a year? But it is work. Places like this are not easy; it's a real job, albeit self directed.

    Even with the best of help you are looking at 6am to 9pm minimum to make sure its up and running the way you want. But when you leave at 9pm someone else is counting the money.

    I dont mean to be negative, but if you had to be careful and diligent 18 years ago, you are gonna have to be twice as diligent and careful.

    I would love to do a restaurant like this. I enjoy the whole cooking entertaining thing. but yep it's worse than being married.

    While I own and run a business in Thailand, I think its not for the faintheated. The security is the big issue, after a while your employees think they are more entitled to your money than you are. basically you have to guard you business like a hawk. If its a cash business even more so but any business here is vunerable. My first year in Biz here I got taken for 850,000. With little chance of redress, cops aren't interested in anything that hasn't got a buck in it for them, or at least their photo in the paper! I guess after 5 years in business I have had about 2 mill disappear, BUT on the other hand the competion isn't up to much and overall it generates about 4mill in cash PA so you put up with the 400K a year that goes missing. An associate of mine started a business here and did 12 Mill baht in 2 years, some due to incompetant management but the bulk due to his Farang manager stealing the stock.

    No not the harley bar. Actually the only Harley Bar I knew of was a tiny kiosk in the Beer-bar area behind the Night bazaar. Long since bull-dozed

    Think this goes with anywhere in world really. Starting and running a business is a full time 24/7 job at first. Lot of folks come to LOS thinking they'll start a bar/restaurant/business and live the good life; folks that held down 9 - 5 jobs all their life.
    In small business where you must rely on strangers, family members, unkown vendors, etc. you are wide open for theft, missed deliveries, employees gone MIA. I found that dealing dope is actually safer and the people more reliable. "Cept them uniformed fuckers.
    I love to cook and have always wanted my own restaurant. if I was ready to "settle down" and "commit" this would be the type of place I would want to start with then build my own style from it. Running restaurant is like an anchor. For the first year, or three, you just have no time to travel or relax. You have yet to build relationships with your people enough to know who to trust and who to watch.
    Good livable business if you are ready to take the time and lock yourself into the place for a few years.

    One dude up here had a very nice restaurant, called "The San Francisco Cafe." He had an income and was able to only open from about 8:00 till about 14:00. Great food, probably the best breakfast in town; REAL country sausage and gravy, home fries and all the trimmin'. When he closed the place he told me, "I'm supposed to be fuckin retired, too much work."

    It ain't the life for everybody but for the right person this one is a great headstart. Dude knows how to run a business or one that has some with Thailand experience this would be dynamite. Too many folks come here and try something they have clue how to do. A few even make it; most?
    Same as anywhere else only more so.

    Please Excuse me, it 's been a while since i was in chaing mai.
    i would like to know where this palce is.
    i am thinking, if i was at mcdonalds and i took the soi next to the shopping place where Mcds is, going towards the river. at the end of that soi i would turn right then walk about 250meters it would be on my right?

    The owners other place does the best breakfast I've had since living in Thailand. Excellent.

    Chiang Mai really is the best place for food in Thailand.
