Not so sure why he's adding a bit to those columns - there must be a reason (and I don't mean because they were too short !).... just cant see it at the moment. I will check.

The initial termite spraying is important but as a yearly back up I put an irrigation system around the inner footprint of the house plan before the base concrete was poured.
Through this system I could pump insecticide fluid yearly under the slab which also kept Ants and other pests out of the house. Four inlet ports was all that is needed.
How long did he leave the plastic on the concrete posts?
They seem to be keeping the concrete damp during the curing process anyway...

As your well aware here in the UK we would put a damp proof membrane down and brick up on that.
Q. is this also done in the LOS, and if not why not ?
Q. Also do they screed the floors prior to finishing with floor tiles ?

I don't remember seeing DPC on other builds but maybe I was reading ahead and missed it?
What I do know is...if something needs to be done, K.Pot will do it. Hes been spot on all the way through so far.
As to the screed, I think its a one stop shop - they sweep - screed/ mortar - then lay the tiles all in one go!!! Truth is thats 'something I missed too' in the contract.
I will check though for my own peace of mind - you got me thinking a bit now...
Anyone else want to jump in with 'whats usually done' on Thai house builds?!?
My answer would be usually not to both questions. From my reading and research, floors are only roughly leveled and then a thick layer of mortar laid under the tiles, rather than using tile adhesive on a flat level floor. And DPC is not “needed” because Thai houses are usually raised off the ground on post and beams unlike western homes built on an in ground slab.

There will be a couple ah shits before all is said and done but looks you have selected a very good builder.

I also never thought of it, Runker! The question as to whether it was being installed was asked earlier by Dead Metal, and TBH I did not know. but...there it is. I did not spec it but my builder put it in. I really did not think of it!
I guess 'cos I looked at other build threads on the net and never registered that it was needed. He decided it was. he's pro, that's, I think, pretty evident now - again, hes added something outside the contract, probably because ...that how he does things and he priced accordingly.
It gives me confidence that hes got the build (and the customer) at the front of his mind and not the bottom line.
Hey Norton, welcome back!! Well, I'm not going to tempt fate by saying hes perfect but hes... pretty damn close.
As you know, we spent a LONG time whittling the builder candidates down. Not everyone has the luxury of time to do this selecting, but in our case, through my work circumstances...we did.
There was pressure last year to 'get going ' with the build but I believe now that those extra months spend making the selection, working up and agreeing the contract and payment schedule, and 'getting to know' those involved have (so far anyway) paid off

Before I started, I read and re-read some great threads from those people who took the plunge as builders before me so I know how useful the build tales can be.
