I am also curious Dennis, but he's the builder and the expert, and so far hes been flawless. I'm sure he has a plan and when i get the photos, I will reveal all!!

    Extending / completing columns...

Those columns at the front (un-cast) are for the sala

    Mr. Termite-control

The 2 thicker columns they are working on are the front view of the dining room

There will be folding doors from the dining room both front and side to create al-fresco dining when we want.

    Front view again

From inside office, looking (through walls) to dining room

This one also shows the footings for the small terrace outside the dining room

Not so sure why he's adding a bit to those columns - there must be a reason (and I don't mean because they were too short !).... just cant see it at the moment. I will check.

I guess I didn't word it correctly, I meant the sewage from the stools in 2 bathrooms.

The initial termite spraying is important but as a yearly back up I put an irrigation system around the inner footprint of the house plan before the base concrete was poured.

Through this system I could pump insecticide fluid yearly under the slab which also kept Ants and other pests out of the house. Four inlet ports was all that is needed.

Yes, I'm doing the same LT... the black irrigation pipework and spray nozzles has been fitted under the floor slab.

Are you spraying every 12 months? i was not sure what the 'norm' or the requirement was. I have read, 2 yearly, 15 months, etc etc... just wondering.

They seem to be keeping the concrete damp during the curing process anyway...

Hi again TD, looking very good and going at a steady trot.

As your well aware here in the UK we would put a damp proof membrane down and brick up on that.

    Q. is this also done in the LOS, and if not why not ?
    Q. Also do they screed the floors prior to finishing with floor tiles ?

    Thanx for your time.

Hi DM, hows it going? Yeah...finally started and hopefully finished around September

    OMG! lol I... dont know!!

I don't remember seeing DPC on other builds but maybe I was reading ahead and missed it?

What I do know is...if something needs to be done, K.Pot will do it. Hes been spot on all the way through so far.

As to the screed, I think its a one stop shop - they sweep - screed/ mortar - then lay the tiles all in one go!!! Truth is thats 'something I missed too' in the contract.

I will check though for my own peace of mind - you got me thinking a bit now...

Anyone else want to jump in with 'whats usually done' on Thai house builds?!?

I did and am still doing it every 12 months mate.

No spraying within the house dwelling which is great.

They come with a high pressure pump and do the job within 30 minutes.

My answer would be usually not to both questions. From my reading and research, floors are only roughly leveled and then a thick layer of mortar laid under the tiles, rather than using tile adhesive on a flat level floor. And DPC is not “needed” because Thai houses are usually raised off the ground on post and beams unlike western homes built on an in ground slab.

Back-fill and compaction of the plinth

I think I uploaded them out of sequence , but you get the idea...

That's one very large mushroom-cap - hope he's got the rest to fit too!

yeah...a real plate compactor in use.

Again, I have benefited from K.Pot's extensive catalogue of available construction equipment...

I also never thought of it, Runker! The question as to whether it was being installed was asked earlier by Dead Metal, and TBH I did not know. but...there it is. I did not spec it but my builder put it in. I really did not think of it!

I guess 'cos I looked at other build threads on the net and never registered that it was needed. He decided it was. he's pro, that's, I think, pretty evident now - again, hes added something outside the contract, probably because ...that how he does things and he priced accordingly.

It gives me confidence that hes got the build (and the customer) at the front of his mind and not the bottom line.

Yeah, Mike and TBH, I completely forgot about 'what we do in UK'!.

As you can see below...hes fitted it anyway. now...I would not be surprised to see DPC as well!!

Hey Norton, welcome back!! Well, I'm not going to tempt fate by saying hes perfect but hes... pretty damn close.

As you know, we spent a LONG time whittling the builder candidates down. Not everyone has the luxury of time to do this selecting, but in our case, through my work circumstances...we did.

There was pressure last year to 'get going ' with the build but I believe now that those extra months spend making the selection, working up and agreeing the contract and payment schedule, and 'getting to know' those involved have (so far anyway) paid off

Thanks for the kind words, Loy.. I want to try to do a complete and comprehensive thread and hopefully others can reference from it and it will help future builders!

Before I started, I read and re-read some great threads from those people who took the plunge as builders before me so I know how useful the build tales can be.

Just chucking mine ''into the mix!''

I sure will try to keep it interesting. I hope everyone is enjoying it!
