    The most noticeable thing I noticed about buying here was the sheer speed of the process.


    Get yer docs, into the land office, stamp stamp, sign sign done by brunch time.


    Went through bloody 6 months of legal bs back home with foking government regulations and surveyors and foking this and that. Foking clowns the lot of 'em.

    Here's a few simple facts on land buying etc.
    If you buy a condo and are married to a Thai, it's half hers, all property purchased after marriage is communal, civil code.

    In most cases you can not get charonte titles issued on demand, you can pay for a charnote survey, get the pegs in, but the charnote will not be issued until that area is under the national charnote survey.
    Had 50 rai surveyed 8 years ago, still no charnote and if the land was crown land you can't change ownership for 10 years after the charonte was issued.

    If your wife buys land in her Thai name, leaving you out of the picture, you own 1/2 that land in the case of divorce, again all property is communal after marriage.

    Chico, if your land is covered by a amphor or tessiban, you need planning permission to build, if it's covered under an other government agency, IE farm land you won't get permission and the house can be bulldozer at any time.

    that is marital assets or property of the marriage jointly owned by husband and wife, in general all properties acquired after the marriage (except those listed in section 1471 under 3)

    You may be forced to sell and split any profit 50/50. At least that is what I had to do in the US. An equal split in all personal property is also required in Thailand divorces if purchased while married. This usually occurs when no mutual agreement can be reached, or if one spouse can not buy out the other.
