    The darkness ruined this house in my opinion. White is light and airy and opens up the interior. This to me is just horrible. The dark floors are a disaster.

    The outside wall does not go at all with the style of the house. This looks about as cheap as a wall can get. With all the different designed custom blocks in Thailand surely something could have been here

    But to be honest, this is not ever going to make Architectural Digest like all your piping suggests.

    Take alook at other homes in that price range and you might be shocked what you can do in Thailand for 11.9 million

    Location in Pattaya jacks the price up for labor ridiculously high so you end up with a US $400,000 house (11.9 milllion thb) that looks like a $60,000 house in the USA.

    And just because labor cost more in Pattaya does not mean it is better quality, it is just more expensive. Quality construction does NOT need to cost that much if you know what you are doing and where to find the quality builders.

    Here is a grand Thai house, less in price than the house you are showing, although not in Pattaya.

    Extremely large in ground mirror pool with separate pool house

    This is an example of what you can do with that kind of money in Thailand.

    This house sits on a golf course with magnificent views, wildlife, etc. with a huge lot, manicured lawn, etc.






    How where would you really want to put your 11,000,000 thb?

    The asking price of Loy Toy's house is 11.9mil- the land/construction cost is considerably less.

    There's a world of difference between building a house and buying a house built by someone else as fas as expenses are concerned.

    Where have I indicated that in my posts? In fact on a few occasions I have expressed my dislike for certain design selections made by the customer.

    Failsafe was close to the mark with his first call but it was closer to the 5 million mark but he didn't have the luxury of walking through the house and to see all the quite expensive add-ons put in by the customer.

    As you know, when she took over the project it was a mess but she fought through it and finally ended up with something half decent.

    Whilst to build your own home is possible here you have to be on top of it in the morning, check again at midday and then at sunset and in-between.

    Honestly, I can walk into almost any house for sale and (provided I know the square footage and the size of the pool) make an evaluation on total cost based on the kitchen (not that I'm right every time, but I'm usually in the ballpark)- to me, the kitchen is where I make the determination about whether the house was built to be sold at a profit or lived in by the builder- a house built to be lived in by the builder is almost always more expensive as far as construction costs go.

    Nothing wrong with the kitchen your wife designed (and I like the house over-all, and it's guaranteed to make her a nice profit- managing that under 5mil total was very well done), but I bet if she was building it for herself it would have looked a lot different.

    I'll take the first beer (and probably the first game as well).

    It is indeed a matter of taste and everyone is entitled to their own. I like the look that was achieved as it is has contrast yet balance at the same time. Light colored floors have never thrilled me, and although your example is darker than I would have selected, I would enjoy living there. If you like it, or you don't like it, you are right!

    Really it does show that the two who commented about interior designers have no idea what this thread is about and probably couldn't design a cheap build marketable house even if their life depended on it.

    We had an interior designer in, at the request of one customer and he paid 800,000 baht which only added 10% to the cost of the house build but not much more.

    When one finishes a house for sale he has no idea who will walk through the door and it's best to stay as neutral as possible with your interior design.

    Plus I have learned from experience that those that prefer new age/ radical interior designs are more likely to buy a condominium apartment rather then a stand alone house.

    My Mama thanks you.

    Now an update on costing.

    The built-in furniture including the kitchen, dining table, 4 office desks, 3 bathroom vanity units, TV counter, 3 bedroom built-in wardrobes, 3 beds, double bed side cabinents in every bedroom, coffee table and others = 630,000.00 Baht.
