Builder wanted for shop renovation

We are going to revonate a shop into a spa, about 65 sq m. I am looking for a builder interested in this type of work. At this stage I am looking for quotations and getting to know what is available.

There are 2 stages to the renovation:

The first stage is to clear the shop of its original fittings and get it ready for renovation, this stage will include checking the plumbing, electrics and modifying these where necessary and a fair bit of plastering, stripping the old paint, priming etc

The second stage is the renovation itself, I already have a guy for this, but I am getting fed up as he is dragging his heels and not giving me a straight answer on doing the first stage.

There is also the possibility, depending on the price of re-doing the 2nd floor, by this I mean ripping out the shoddily built second floor and putting a brand new one in, but this will depend on the price and time scale.

Not many Thai construction bosses peruse this thread. Perhaps if you stated where you needed this work done, one of our TD members might be able to give you some advice.

The shop is located just off Silom, not far from Patpong.

If anyone is interested just pm me and and I will give you more details. To be upfront the budget is around 5-6000 baht per sq m.

I suspect quite honestly the contractor does not want to do that part of the job and based upon the budget mentioned.

When you start to mention plumbers and electricians as well as painters and plasterers 5 > 6 k per square metre is a bit light on.

This 5>6 k budget is for labour only?

This is what I think too. The original designer/builder is the friend of a friend, and seems to have gotten carried away, and I think is used to high end jobs. His designs are great and look like a million dollars and would probably cost that to build.

The 5-6k includes labour and materials, but if its too low then I will have to adjust accordingly.

I did go around homepro and check the prices of the kind of decor I need, and fittings and felt that 5-6k is acheivable, especially if I can access materials from cheaper sources.

With all due respect that would have had to be a long time ago as the cost of building materials have exploded in the last 18 months.

Especially, and as the work you are basically having done is fitting out and those "fitting out costs" are horrendous and when compared to a general build.

All the very best anyway but I believe your budget should be up around 12,000 Baht at least and to get a decent job.

Agree with above Of course if DIY re-cyled illegal or sub min wage labour etc You usualy het what you pay for or a bit less as the day workers will pinch everything they can in my experience while the tradesmen are very hard to pin down on time and costs If you can get one contractor and a signed quote you're a better man than me .Good luck perhaps some 60-66 British women will be in the job mkt soon Plus you are ideally place to recruit redundant Pole dancers,perhaps offer em a makeover in lieu of salary akinda reverse barfine
