yes..architect will finish plans in 2 weeks time.

can you offer some advice on how to assess a good builder just by talking to them, ie without seeing their work?

    thanks

Hand him the plans upside down and in the wrong order, see how long it takes him to sort it out

Totally agree. What I did is visit numerous homes that I liked and asked them who built their house.

Walk/drive around, stop at houses you like and ask the owner who built it.

This is the only way you're going to get the right man for the job.

this is the way to go. if your in/around sung noern come and see my place and a business building i have , i live in kokwat, just east of you. there are other places the bloke has built around here too. wannabe, why is it not good that you cant suss a builder by talking to him, what dd said applies to anywhere in the world. there aint a plan i cant suss and i can sell icecream to a eskymo, but i never got to be as good as i'd liked to have been. well i'm a perfectionist.lol. as its obvious you'r are an old hand at this kind of thing. dont spend more than you can thro away. a fool and all that.

hey dd, just been thinking about your idea for the upside down plans. it really doesn't matter to me what way up i view a building plan, or in what order, its all too easy. having said that i do need to read technical drawings the correct way up as i do with a map, bit strange?.

    thanks for the web link

although this is the 1st time i'm visiting his site, i have read good comments about him here.

however budget is a constraint, and from what i read, the prices are not cheap

there aint no such thing as an expert. you name i could do it , now retired, if i dont know it i know a man that does. ive been a house builder and renovator for sixty years. registered electrician and communications engineer. i'm not proposing to build your house but i know a man that will. he's as good as any of them and better than most. as i said in a previouse post come and see what he does. with this bloke its not his ability you need to worry about its how much he wants, charges , if you know the average cost of what you want , chew it over with him. get a couple of quotes. i know this blokes work and his prices. if you read nr's post ref her leaking tap. well thats because it was built cheap, if you up the spec you up the price. my advice is buy the labour and materials, if your not here then you gotta bite the bullet. post your overall measurments and i'll guesstimate the price. plus how many floors.

I heard that a new constructor is coming in or around Khorat with more economic prices by using the most excellent Thai products, no import.
He should be also free handed working on wishes of the customer.
Mean that you pay for a building of 4 mio and the cost are become only 3,5 mio, then you should after completing the contract and building have the differance of 0,5 mio back.
Because ive have no plans to build a house was my interest low and did not ask who and where about this new contractor. The only thing i remember is it was around Khorat or Khorat province. Sorry for that !
