    Can Someone Explain this to me please....

    Culturely, medically, psychologically....anyway...


    There is a small block of land for sale near us, not interested to buy it, but interested to keep up to date with prices in the area.

    Got the missus to call.....1.3million baht for 500 wah....thats 1.25 rai.

    now regardless that it is expensive for what it is....here is what I need explained and this is also an example of what happens all the time, day in day out in this country, but this is a nice clean cut example of stoooopid.


    The missus called them back and asked them if they would pay her 3% commission if she sold it, she knew someone looking. They said NO...fair enough as some people do not want to deal with agents and simply want to control it themselves and not have to add a commission cost to the price or pay it of the price they are asking.

    But, here is the thing.....The owners said they would give her 3% off the price if she bought it herself !!!

    Now, NO 3% commission if she waltzes up tomorrow with a buyer....but if we go and buy it ourselves, they will drop the price 3% ?????

    I cannot fathom this kind of thinking anymore....it is driving me fucking loopey.


    This is regardless that the land is not in a great location, is opposite a group of low lifes and has no title.

    So, wifey simply did not tell the poeple she knows looking for land about it, told them of another block elsewhere.

    I kind of understand it to be honest.

    If I were trying to sell something I don't think that I'd want anyone out there who, let's face it, is a stranger that you don't know from Adam trying to sell the same thing for commission.

    Even if I were prepared to discount at the same amount as the commission, there's still the issue that they obviously get more commission based on the sale price and you'd have no control over what that is so they could put off genuine potential buyers by asking for an inflated price (hoping to increase their commission). And who knows what else they'd say trying to induce a person to buy.

    Could all be counter-productive notwithstanding the fact that the commission and discount are the same percentage.

    Commission and discount were same same as the land is already to expensive....no point trying to add 100k in price to it.

    The stoopid thing is that if my missus took her friend there to buy it, they will sell it to the friend for 1.3million....but standing next to her, is my wife and they will sell it to her for 1.263 million.....defies common sense....or logic....or grey matter in the the tiniest bit present.

    it seems to me that they want to choose the buyers, it's a cultural thing, no logic comes into play. Best is to ignore it or trick them from their own stupidity.

    this is what you should do to trick them, buy the land with the discount, and make the sale right after it to the guys with a 6% commission. Then show them how much money you made with their land. It won't compute, guarantee

    I think I can see the seller's logic here.

    They have an asking price. Which they will accept some discount on, ....might be 3%, ...might be 5% ...might be 10%.

    If your wife acts as an agent, then her clients may still offer that discounted price which ordinarily would be accepted, - but then her 3% still has to be factored in

    The seller's stance only does not make sense if your wife's clients are prepared to offer the listed price of THB 1.3m. (or: 3% more than the maximum discount they are prepared to accept) But that isn't clear from the OP.

    All things constant....1.3million....no discount

    if wifey takes someone there willing to pay 1.3million...they will not give wifey 3% commission.

    if wifey goes and buys it herself....they will give her 3% off.

    I am not bothered by the specific situation...I am just stooopidified about the thinking.

    I am not interested in the deal for a pissy 30k baht commission....its the theory that I am interested in and the study of living neanderthals.

    Simple, the local jungle drums do it for free. The 3% or more reduction in price is already factored into the agreed sale amount.

    Seen it happen a lot over the past couple of years with the wife buying up commercial land and property. She puts the word out on the street she’s interested in buying and sellers come out of the woodwork.There's no need to pay an agent commission.

    Once you disregard sellers asking ridiculous prices and property owned by siblings with multiple names and mortgages against it, you’ll find the sale price is easily reduced 10% or more from the asking price.

    ^read it again, there's no need to pay a commission if selling as the jungle drums do it for free.

    So what they lost a contact with your wife not passing the word on but plenty of others will. The sellers already expect to drop the price that much anyway.

    Think Thai, the sellers are still expecting the ppl your wife sells to want a reduction anyway. So they're expecting the price your wife gets from the buyer to be lower than the asking price.

    It is not penny wise when they are prepared to pay one person the equivelent of 39k to buy their land....but not the other.

    That is just simple foolish and because of their foolishness....or as i like to call it......stooooofuckinpidity......they miss out on a possible sale.

    or let me put it in a more simpler form for you....

    yesterday...my wife could have taken someone there to pay 1,261,000 baht for it....but they refused that simply because the balance of 39,000b would have gone to my wife.

    but, they would however happily take today, my wife to go there with 1,261,000 baht and buy it.......but she wont....cos she dont want it.....but the people yesterday did.....so you see...they missed out on selling it yesterday and having a hot little 1,261,000b in their hands today.

    They are willing to accept 1,261,000 from one person, but not the other...that is simply crazy thinking. I would totally understand.....if they did not offer the 3% discount to my missus if she bought it.....and if you guys agree with it, then you have been here way to fucking long.

    Vely Vely Stooopid people.


    oh and for the arguement that someone else will come along ???? Sure....maybe....but a sale lost today just might not ever come around again.......especially when it is for the price they ARE asking....no discount....get it now ??
